Team Member should have intimate knowledge of surrounding area including but not limited to: restaurants, retail, arts, cultural activities, etc. Familiar with emergency and safety procedures for your position Responsibilities: Function as an ambassador of the Korman culture and AKA brand standards to all team members, residents and vendor relationships and encourage all team members to do the same. Ensure effective communication, maintain a professional and harmonious working relationship between all departments within the property, throughout the AKA brand, other brands and the corporate office leadership team. Ensure timely completion of all assigned responsibilities. Attend and participate in all required team meetings. Perform daily walks of all areas of responsibility throughout the property especially all maintenance services performed in the residences, lobby and common areas and back of house to ensure a functional work area and brand standards of safety, spotless cleanliness, consistency, standardization and meticulous attention to detail are implemented and experienced by both residents and team members. Work closely with the maintenance team members to establish goals and measurements to heighten the overall resident service experience. Respond and follow-up on all resident and team member concerns, maintenance responsibilities and resident service requests in an accurate and timely manner. Accommodate special requests whenever possible. Assure all equipment is properly maintained and operating at maximum efficiency. Assist the department when needed. Ensuring that effective preventive maintenance schedules are followed. Schedule and communicate with the appropriate departments or contracted vendor services to provide immediate solutions to any concerns that may arise from inefficient or inoperable equipment. function and reliability of facility systems and associated equipment by studying performance results; identifying, recommending, and implementing changes, expansions, and additions. Assist Director of Maintenance with administrative tasks Improve and maintain a clean, neat, organized and functional work area, both front and back of house, in compliance with AKA brand standards. Maintains building climate by installing, repairing, and servicing heating, ventilating, and air-conditioning equipment. Maintains lighting by installing and repairing wiring and fixtures. Maintains equipment by installing and repairing associated and backup equipment and systems. Keeps equipment, systems, and building ready for use by completing preventive maintenance schedules; following policies and procedures; reporting needed changes. Secures building and occupants by maintaining alarm and fire protection devices. Maintains system for conveying liquid & liquid waste by installing and repairing plumbing apparatuses. Provides system for recycling materials and removing trash by providing containers and monitoring trash disposition. Maintains continuity between shifts by documenting maintenance actions; noting system or equipment irregularities requiring continued monitoring. Maintains safe and clean working environment by complying with procedures, rules and regulations. Contributes to team effort by accomplishing related results as needed. Perform various maintenance functions including but not limited to: painting, caulking, HVAC repairs, lock repairs, window/door repairs, electrical repairs, appliance repairs, preventative maintenance, and changing light bulbs, filters, batteries, etc. Service Requests complete residents service requests in within 24 hour period Assist with the organization and cleanliness of maintenance shop, remove garbage daily Inventory Control- communicate to Maintenance Manager when supplies are needed Trash removal (see trash removal policy for process and procedures) Maintain, clean and organize garbage enclosures, dumpsters and/or garage compactor rooms. This includes deodorizing and power washing as needed or directed by manager. Maintenance Coverage after hours- schedule/execute on call rotation among maintenance team members to ensure someone is always available to handle service requests outside of normal business hours Property Emergencies responsible for emergencies that may arise outside of normal business hours. I.e. flood, fire, power loss, etc. Snow Removal responsible to make sure property is always clear and accessible during snow falls Other duties as assigned.
