By utilizing a general knowledge of the real estate and development industry, the Assistant Superintendent plays an integral part in helping to maintain professional and productive relationships with the Owner and the Architect, as well as effective coordination with Alliance staff and executives. The Role.The Assistant Superintendent is responsible for coordinating and supervising the completion of construction by subcontractors and punch-out supervisors for final inspection. As Assistant Superintendent you will help with the overall responsibility for monitoring the quality of work and safety performed on the project. They must thoroughly understand the Construction and Contract Documents including the subcontract agreements, all addenda, plans, and specifications. The Key Responsibilities. Prepare punch lists and ensure that each item on the list is completed satisfactorily prior to inspection. Schedule inspections by the city and other authorities. Assess the status of construction to determine the order in which to complete the project. Prepare minutes of weekly safety meetings. Order the necessary parts and replacement parts to prepare units for final inspection Maintain punch supervisor's supplies. Oversee the completion of all rough trade work; i.e., plumbing, heating and air conditioning, etc., and the installation of doors, cabinets, and appliances. Coordinate final clean of apartment units prior to turnover. Assist the Project Superintendent in monitoring subcontractor's efforts to comply with the project's safety program. Lock up and closes down the project. Sign in new building materials. Assist in the resolution of project personnel issues. The Basics.
