Job Summary Associate, Agency Leasing.

This is a "Virtual Role." Candidates can be based in Irvine, CA; San Francisco, CA or San Diego, CA.

Job Scope Development and execution of property specific leasing strategy.

Principal Accountabilities

Leasing

*

Responsible for the development and execution of a comprehensive leasing strategy developed in connection with the client s stated investment objectives.
*

Prospect and negotiate lease terms with local, regional and national tenants; determining financial viability, appropriateness of merchandise, and proper location within the property for the maximization of rental income.
*

Market knowledge relative to demographic characteristics effecting the assigned properties leasing strategy.
*

Vast knowledge of retail trends and merchandise concepts.
*

Proven sales and marketing expertise.
*

Knowledge of property management, operations and marketing and their impact on the overall asset strategy.
*

Support on-site property teams in tenant relation issues regarding leasing, management and operations.
*

Cultivate retailer relationships on a broad spectrum to assist other leasing professionals.

Client Relationships

*

Meet formally and informally on a regular basis with client/owner representatives of assigned properties.
*

Support property general manager, marketing manager and other company personnel in client relationship and communication matters.

Reporting and Financial Measurement

*

Responsible for achievement of assigned properties leasing revenue goals.
*

Preparation of annual leasing budgets, quarterly reforecasts, merchandise plans and status reports as required.
*

Knowledge of NPV, IRR and capitalization rates and their impact on value.

Business Development

*

Source new client opportunities.
*

Participate on teams as assigned for review, analysis and development of strategies for new business opportunities.

Qualifications:
* B.A. / B.S. degree
* Five years in the retail arena or comparable experience.
* Ability to handle multiple projects simultaneously
* Excellent interpersonal and communications skills (verbal and written)
* Must have experience in managing budgets
* Must have flexibility to work varied schedules and travel
* Selling and negotiation skills with the ability to use tact and diplomacy when interacting with others
* Shopping Center leasing experience preferred
* California or Washington State Real Estate license is required
