Job Description Summary

Perform preventive maintenance, diagnostics and repairs as needed to ensure continuous operation of all building systems including: HVAC, fire/life safety, mechanical, electrical, emergency power and backup systems, typical plumbing and critical systems support equipment systems.

Respond to alarms, make adjustments, and maintain all refrigeration, chilled water, air conditioning, boilers, pumps, valves, piping, and other critical and non-critical HVAC equipment.

Principal Responsibilities



* Trouble shoot and repair building HVAC systems including HVAC support equipment: pumps, cooling towers, water treatment.

* Perform preventative maintenance and repairs on Data Centers including heat Pumps, CRUs, CRACs.

* Perform maintenance service requests while ensuring work performed is accomplished efficiently and with a minimum amount of interruption and inconvenience to the client while also making sure maximum critical asset uptime and compliance with contract service levels agreements.

* When performing preventative maintenance and/or repairs provide a minimum disruption of building services.

* Support tasks including ordering parts and equipment required for upkeep of systems.

* Oversee the activities of contractors and direct the performance of contracted maintenance work.

* Ensure the timely performance of maintenance contract work, overseeing the execution of equipment contract agreement obligations by the contractors, and securing quotes and proposals from site contractors.

* Preparing and submitting purchase order requests, acquire sources for stock materials, and perform periodic checks for critical needed supplies.

* Comply with company, client, and departmental policies.

* Adhere to company process, procedure, established engineering guidelines, engineering standards and site specific guidelines.

* Follow SOPs and MOPs and other work procedures precisely.

* Be aware of and practice good engineering safety at all times.

* Minimum Qualifications

* High School diploma or GED equivalent.

* Must have practical experience in a critical facility, including UPS Systems, emergency generators, lab processes, and CRAC/CRU operating proficiency.

* 5 plus years of related work experience in mid and high-rise commercial office buildings , and data center environments operations and maintenance.

* EPA Universal Certification for CFC's.



Required Skills



* CMMS system experience and ability to quickly learn new software applications.

* Proficient with PC software applications and PC use, Understands email applications, cellphone emails and similar.

* Working knowledge of life safety systems, HVAC systems, UPS systems, diesel generators, UPS systems, boilers, plumbing, electrical, and building controls.

* Knowledgeable in energy management systems, techniques and operations.

* Requires the ability to analyze the operation of various systems, determine the cause of any malfunctions and take corrective action as required.

* Excellent written and verbal communication skills including maintaining good relationships with customers regarding status of their work requests. This includes the ability to interact with client employees, building staff, management, and vendors in a professional manner at all times.

* Working knowledge of computer applications including Word, Excel, Outlook, and ability to learn CMMS systems used on site including ALC and or others (Automatic Logic Controls).
