Job Description Summary

Job Summary\nPerform preventive maintenance, diagnostics and repairs as needed to ensure continuous operation of all building systems including: HVAC, fire/life safety, mechanical, electrical, emergency power and backup systems, typical plumbing, kitchen equipment and building automation systems. Respond to alarms, make adjustments, and maintain all refrigeration, chilled water, air conditioning, boilers, pumps, valves, piping, and other critical and non-critical HVAC equipment.

Job Description



Principal Responsibilities



* Trouble shoot and repair building HVAC systems including HVAC support equipment: pumps, cooling towers, and water treatment. Perform preventative maintenance and repairs on Data Centers including heat Pumps, CRUs, and CRACs.

* Assist in guidance of maintenance staff on shift and monitor performance of assigned responsibilities. Perform maintenance service requests while ensuring work performed is accomplished efficiently and with a minimum amount of interruption and inconvenience to the client, while also making sure maximum critical asset uptime and compliance with contract service level agreements.

* Provide leadership and guidance related to after hour problem management, which includes assisting the engineering staff in proper response to incidents and problem resolution is completed correctly. Confirm that escalations are performed per the escalation plan.

* Provide training and assist in supervision aimed at growing the competences of the engineering staff. Provide input for performance evaluations.

* Support tasks including ordering parts and equipment required for upkeep of systems.

* Oversee the activities of contractors and direct the performance of contracted maintenance work. Ensure the timely performance of maintenance contract work, overseeing the execution of equipment contract agreement obligations by the contractors, and securing quotes and proposals from site contractors.

* Preparing and submitting purchase order requests, acquire sources for stock materials, and perform periodic checks for critical needed supplies.

* Comply with company, client, and departmental policies. Adhere to company process, procedure, established engineering guidelines, engineering standards and site specific guidelines. Follow SOPs and MOPs and other work procedures precisely. Be aware of and practice good engineering safety at all times.



Knowledge & Experience



Education



* High School and Technical School/Trade School diploma or AA and 10+ years of Building/Mechanical experience

* CFC Certification

* Licensed Massachusetts Refrigeration Technician & Pipefitter



Experience



8+ years of experience/highly knowledgeable in the following areas of critical building operations:



* BMS

* HVAC

* Chillers

* Boilers

* Cooling Towers



Required Skills



* Proficient with PC software applications and, PC use. Word, Outlook, Excel.

* Highly knowledgeable in the use of building automation systems. Siemens Apogee, Trane

* Working knowledge of fire life safety system, HVAC systems, UPS systems, diesel generators, boilers, plumbing, electrical, and controls in buildings. Requires the ability to analyze the operation of various systems, determine the cause of any malfunctions and take corrective action as required.

* Excellent written and verbal communication skills including maintaining good relationships with customers regarding status of their work requests. This includes the ability to interact with client employees, building staff, management, and vendors in a professional manner at all times.
