Title Examiner provides comprehensive title insurance coverage and professional services for purchases, construction, refinances, or equity loans. The company's thorough searches, title clearance, and insurance help to produce clear property titles and enable the efficient
transfer of real estate.
*Read/examine the abstract of properties which are moderate to complex. Prepare report based on findings.
* Prepare initial title commitment in company based software.
* Provide underwriting interpretation within established guidelines.
* Assist underwriters as needed on issues raised in the title report.
* Review surveys and raise exceptions accordingly. At times drafting of metes and bounds descriptions may be required.
* Proactively anticipate and help resolve potential problems affecting title.
* Interaction with independent searchers, surveyors, counsel and at times other examiners may be required
*Examines chain of Title for Residential and Commercial properties; Examination of title to real property, ranging in complexity, to determine status and to establish chain of title
*Review title search reports and their documentation in a timely and thorough manner
*Verify that the information in the title search and accompanying documentation is accurate and complete so they can provide accurate title information to client data base
*Resolve any issues such as missing information, incomplete, inaccurate or contradictory information contained in the title documentation
*Abstract and analyze deeds, mortgages, easements, judgments, liens and other applicable instruments
*Verifying ownership and encumbrances of real property
*Preparing professional reports as required
*Reviewing reports for accuracy
*Experience in multiple NY counties required
* Additional duties as needed.
*Must have high school diploma or equivalent
*3+ yrs title/related real estate experience
*Ability to work in an accurate, detail-oriented and highly productive manner;
*Able to work in high volume/fast paced office and remain organized
*Working knowledge of basic real estate title concepts
*Working knowledge of legal documents and how they affect title to real property
*Familiarity with title insurance commitment and policy format and all procedures required to prepare same-including abstracting, title examinations, survey analysis, etc.
*Familiarity with FAST; DataTrace/DataTree preferred ; General PC Proficiency; Microsoft Office Suite; Internet Explorer; etc.
*Familiarity with plotting metes and bounds legal descriptions
*Ability to perform basic mathematical calculations and tasks requiring detail, concentration, and accuracy
*Demonstrated excellent problem solving capability and analytical ability.
*Customer service orientation
*Ability to communicate professionally, both verbally and in writing
*Capable of anticipating and resolving potential title issues
