DIRECTOR, ENGINEERING


The position is responsible for designing and implementing strategic operations programs, providing ongoing field technical support, and administering centralized operations activities.

Lead and support the engineering staff to develop a high performing team.
*

Support building operations through a highly integrated facilities management and engineering team to assure high infrastructure availability and client satisfaction.
*

Develop and maintain a strategic plan for the engineering team, in support of JLL and client objectives, with a focus on innovation and best practices and create standard work for all engineering activities.
*

Ensure consistent maintenance management practices across the account s portfolio and ensure achievement of Key Performance Indicators.
*

Manage the on account service center, security, data management and EHS managers and teams Actively manage direct reports to ensure the account meets or exceeds all contractual KPI s for engineering, service center, security, data management and EHS and the firm earns all incentive fees with those services.
*

Develop training programs based on needs gathered through skills assessments and safety requirements.
*

Administer technical skills assessments and technical training program of facility engineering personnel.
*

Ensure the account s ESS PEM (Portfolio Energy Manager) develops and implement the contractual energy management program for the client account, including efficiency guidelines, energy audits, and internal/external benchmarking and when necessary, engage utility providers and manage utilities relationship Gather and publish energy management best practices and innovations Develop and implement standard processes for reporting energy, gas, water, and sewer consumption.

Assist Strategic Sourcing in bidding, negotiations and administration of regional or national contracts for technical products or services ensure a safe, robust, high availability and energy efficient work environment.
*

Critical business continuity & 100% uptime.

Management of BCP planning and contingencies.
*

Establishment of the engineering operational procedures.
*

Insure communications for day-to-day business and incident escalation are established and maintained in a manner consistent with client standards.
*

Manage utility consumption and performance tracking to insure resource utilization is optimized and meet client objectives.
*

Management of regulatory compliance.
*

Hazard response program.
*

Risk assessment, prevention and management.
*

Incident & disaster mitigation & recovery.
*

Project management and construction including retro-fits.
*

New and retro commissioning.
*

Meet with consultant engineers, architects and coordination of trades to ensure shop drawings and submittals comply with design and operational access requirements.
*

Operational stakeholder in design development, specifications, contractor evaluation and contract awards.
*

Project closeout Create project specifications review project / construction plans and specs, value engineering, oversee RFP and bid leveling processes.
*

Manage and support mechanical, electrical, structural, waterproofing, security and Interiors project needs.
*

Ensure proper coordination of integrated BMS control operating sequences; specify objectives and strategy for operational optimization sequences and development of graphic formatting.
*

Management of O&M, plan/spec and as built document library and storage for archive files.
*

Management of asset management database, preventive maintenance programs and work flow procedures.
*

Direct engineering operations, preventive maintenance, repairs, and record-keeping of mechanical, electrical, plumbing and fire safety systems.
*

Asset management and sustainability.
*

Management of contracted services.
*

Management of operating personnel schedules, responsibilities and payroll.
*

Management of the Engineering Command Center.
*

Develop and evaluate third-party service alternatives and performance.
*

Budget development, tracking and reporting of operating budget performance, variances, cost save initiatives and avoidance.

Minimum Requirements:

*

Undergraduate degree in business administration, engineering, engineering technology or related field.
*

Minimum 10 years direct supervision of multi-building operations.
* Extensive mechanical, electrical, plumbing and fire suppression system knowledge of commercial/critical facilities required.
* Strong organization skills and collaborative management style.
