Job Description: The Role. Sourcing new clients leads Work with existing client for new management opportunities Respond to RFP's and similar client request Secure new property management contracts Assist with due diligence efforts Manages branding of corporate business development materials Other real estate activities as directed by the Vice President of Operations or Managing Director of New Business Development The Key Responsibilities.1. Source new client and/or existing client property leads:a. Establish and oversee a data base of above lists using and ensure information is continually kept current.b. Send out market information to the prospect list on regular basis.c. Establish a broker list and continually set meetings for personal visits to continue to establish and grow business leads.2. Assist current clients and new clients with due diligence; using established Alliance method of conducting and analyzing.3. Create (with assistance of local Regional Managers and/or Vice Presidents of Operations), a budget (if required of any new property through due diligence or RFP) to be submitted to the client prior to takeover. Ensure area VP and local Regional Manager sign off is obtained before submitted to client. 4. Assist operations, when requested by COO with any special project requests (example: lease-ups, property reviews, etc.). 5. Work with trade organizations (apartment associations, etc.) to help grow the business and establish contacts for future business leads.6. Respond to all Request For Proposal's, in a timely manner. Maintain a professional working relationship between BD team and other Alliance Associates on all RFP's. 7. Negotiate management contracts by using standard Alliance forms if possible. Coordinate with COO before conducting any management fee negotiations. Converse with COO during entire negotiation process. Attempt to get disposition fee and/or additional incentive fees.8. Coordinate annual client/prospective client outing (i.e. FBR Open, CBRE Southern California Conference, RECG, etc.).9. Coordinate with VP's and Regional Managers on the takeover of new properties. Ensure owners goals and objectives are clearly communicated to management team. The Basics. Extensive knowledge of the real estate property management industry. Effective organizational and time management skills. Excellent verbal and written communication and listening skills. Ability to work independently with minimal supervision. Accurate and detail oriented. Strong interpersonal skills with the ability to interact and relate effectively, productively, and positively with other Associates, prospective and existing clients. Ability to work a schedule that may include hours other than 8-5 Monday through Friday, depending on business needs.
