Perform all functions required to coordinate fee compilation for the creation of the TILA RESPA Integrated
Disclosure Rule (TRID) Loan Estimate (LE). Work with external 3rd parties and internal team players to
gather, evaluate, accurately input and track fee data.
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES:
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
Establish communication and follow-up with closing agents, internal team players and potential 3rd
parties to obtain title and closing related fees and details
Review and update loan origination system data needed to populate Loan Estimate LE for accuracy
Complete key mortgage-related fields in loan origination system
Prepare and issue initial LE as well as all other up-front RESPA required disclosures, according to
borrower authorized method for receipt of disclosure package
Have an understanding of mortgage-related terms and types of programs
Conduct detailed review of all fees for accuracy
Re-disclose LE according to allowed/ required change in circumstance(s)
Manage daily reporting to ensure all compliance timeframes are proactively addressed and fulfilled
EDUCATION / EXPERIENCE
To perform this job successfully, an individual must have the following education and/or experience:
High school diploma or GED required
1-2 years mortgage industry experience is preferred
Knowledge of Encompass is helpful
Knowledge of TRID, RESPA and general mortgage compliance guidelines is highly desirable
KNOWLEDGE, SKILLS, AND ABILITIES
Must have excellent communication skills for effective communication with closing attorneys, closing
agents, 3rd party vendors and internal team players
Ability to build collaborative relationships
Must have excellent customer service skills
Accurate and efficient data entry skills
Must be accurate and detail oriented
Good judgment and decision making ability required
Must be flexible with any additional projects that are introduced based on the needs of the department
Ability to work in a fast-pace, high volume, market driven work environment
Candidates should be open to flexible scheduling options and ability to adapt/change as needed
Ability to stay motivated and focused while completing repetitive yet business critical tasks
TRAINING / LICENSING REQUIREMENTS
Must pass PHH Corporation s Background Screening process prior to beginning employment.
Additionally, as a condition of employment, you may be required to pass client-specific background
check requirements or Federal/State licensing requirements, if applicable.
