Job Description Summary

This position is expected to support the Assistant and/or Chief Engineer in the day-to-day maintenance, repair, and efficient operation of all building systems and equipment. The engineer will be expected to coordinate and complete all requests for work, assign priorities, delegate to appropriate contractor, if required, and follow-up on completion. In particular, the Engineer will be expected to perform routine maintenance and repairs of all HVAC, boiler, heating, refrigeration, water, and energy systems to ensure the effective operation of the facility. This is a non-supervisory position.

Job Description



PRINCIPAL RESPONSIBILITIES - 4 to 8 brief statements indicating what is done (action ) , how it is done (method or means) and why

* Operation, maintenanc e , and repair of all boilers, heater s , pump s , valve s , appurtenances and lines used in the distribution of steam and heated or processed wate r .



* Operatio n , maintenance and repair of refrigerant compressor s , condenser s , evaporator s , trap s , transfer pump s , expansion valve s , stop valve s , float valve s , together with all refrigerant lines and devices used to control temperatur e , and air conditioning systems in their entiret y .



* Operation, maintenance and repair of pumps handling water or other secon d a ry refrigerating liquids together with all valves, appurtenances and lines used in the syste m .



* Operatio n , maintenance and repair of air compressor s , together with dist r i bution lines and all valves and devices for air contro l .



* Operatio n , maintenance and repair of all natural and manufactured gas distribution line s , including all valves and control devices.



* Operatio n , maintenance and repair of water filter s , softener s , piping and pum p s used in conjunction with water distributio n , including all sinks and toilet bowls, including all supply line s , drain s , water lines, control devices and sprinkler system s .



* Operatio n , maintenance and repair of all types of electrical motors and engines used to power pumps, compresso r s and fan s .



* Maintenance of elev a t ors except where this type of equipment is ser v i ced and maintained by specialized contractor s .



* Operatio n , maintenance and repair of building automation systems for HVA C , including consoles, data gathering panel s , remote sensors and indicating devices.



* Operatio n , maintenance and repair of sanitary sewer systems, sump pumps including basin s , water closets, urinals and pipin g .



* Maintenance and repair of trash compactor s , including electrical and hydraul i c s ystem s .



* Maintenance and rep a i r of all kitchen equipment excluding tenant owned equipment.



* General Maintenance may including but not limited t o :



o Repairs on toilet facilities including soap dispenser s .



o Repairs on registers and radiators.



o Replacement of lamps and cleaning of light fixtures.



o Removing ceiling til e .



o Minor repairs on furniture and floor s .



o Maintaining an d / or repl a c ing door hardwar e .



o Repair of floor maintenance equipment and Venetian blind s .



o M a i ntenance painting in equipment room s , cooling tower and other buil d i ng facilitie s .



o Assist in the replacement of f i l ters in the HVAC equipment.



o General cleaning in mechanical spaces and perimeter inductions units



o Cleanup of equipment in engine room and shop.



o Miscellaneous handyman work req u i ring the limited use of hand tool s .



o Replace fire extinguishers when neede d .



KNOWLEDGE AND EXPERIENCE - what knowledg e , skill s , a b i l i t i es an d / or experience are needed to perform the job?



* Minimum of 2 to 4 years of experience in commercial building operations and maintenanc e .



* Experience in operatio n , maintenance and basic repair of HVA C , boiler s , heater s , pumps, refrigerant system s , compressors, gas line s , water system s , and the lik e .



* Knowledgeable in energy management system s , techniques and operation s .



* Thorough knowledge in all building systems operation s , maintenance and repai r .



* Excellent interpersonal skills in dealing with tenant s , clients and vendors.



* Possess any permits or licenses required by law or code ( e . g ., refrigeration licens e , et c .).

While performing the duties of this job, the employee is regularly required to travel from floor to floor and may be req u i red to travel outside between buildings in varying outdoor weather condition s . The employee may also be regularly required to sit or stand for prolonged periods of tim e ; regularly use hands to operate of f i ce machinery including, but not limited t o , telephones, computers, fa x , and photocopy machine s ; regularly required to wal k , tal k , and hea r .
