Job Description Summary

The Sr Director, working independently when necessary, will execute transactions and oversee the transaction process from start to finish, including debt/equity financings for portfolios, individual assets and joint ventures.

KNOWLEDGE AND EXPERIENCE



* Bachelor's degree required. Preferably in finance, accounting, or real estate.

* 6 to 12 years of real estate and/or finance experience preferably with a firm engaged in brokerage, investing, consulting, appraisal, or business development.

* Excellent presentation skills

* Excellent analytic and written communication skills

* Excellent planning, organization and interpersonal skills

* Strong personal initiative and desire to succeed on an entrepreneurial team

* Ability to construct, apply, and analyze complex financial models.

* Ability to function in a team-oriented setting while working independently with limited day-to-day supervision

* Ability to handle multiple projects at one time and work in a fast paced, transaction-oriented environment

* Ability and willingness to travel and occasionally to work long hours, including some weekends

* Ability to maintain attention to minute detail while working under tight time frames with meaningful deadlines

* Advanced knowledge of all Microsoft Office applications required

* Advanced knowledge of Argus software required.

* Salesperson license preferred; Salesperson license will be required within 3 months of starting this position to enable the Sr Director to work on full range and scope of debt and equity transactions.



PRINCIPAL RESPONSIBILITIES



* Premarketing and packaging:



* Develop and participate in new business pitches.

* Oversee preparation of deal book and the distribution of marketing materials.



* Marketing of debt and equity offerings to lenders/investors, including:



* Call and work with lenders/investors to negotiate transaction terms.

* Obtain bids, engage, and manage the delivery of services by consultants and other third-parties that support the transaction process. Provide and propose structural alternatives where necessary.

* Provide weekly client updates via written communication and conference calls

* Coordinate closing process, including obtaining necessary documentation to appropriately support the transaction process



* Supervision of analyst/associate pool, including:



* Review, analyze, and audit property, portfolio and entity level cash flow models

* Review feasibility/valuation financial analyses

* Review market information through research, interviews and site tours

* Preparation/production of all finance/sales memorandums for presentation to debt capital providers and investors.



* Through exceptional service to existing clients and demonstration of the CWSG team's capabilities, solicit and propose new business to existing clients, including investors, lenders, servicers, developers, etc.

* Perform ongoing market research of capital market trends, significant real estate transactions, and changes in the universe of equity investors and debt capital providers

* May be working on 3 - 8 transactions at once. Each taking an average of 4 - 6 months to complete.

* Additional duties may include assisting team members in responding to RFPs and preparing for a client pitch.

* Other job duties as needed based on transaction assignment and team structure.
