JOB DESCRIPTIONLocated in Wilmington, DE, this general construction company with works in K-12, Higher Education, Healthcare, Pharma, Manufacturing, and Non-Profit. We are not interested in anyone whose experience is primarily residential.
May even consider paying for a small portion of someone's relocation expenses, but would prefer local candidates.
Our client is looking for a full-time Estimators, Senior Estimators and Preconstruction Manager. This position will work closely with the Preconstruction team in preparing estimates and lump sum bids for commercial construction projects while maintaining a proper balance between the profitability of the company, subcontractors, and vendor relationships and the achievement of total customer satisfaction. -Provides estimating services which include conceptual, schematic, design development, and construction level estimates.
-Acquires competitive bid work, continuously monitors the marketplace for project/relationship opportunities, and supports Marketing and Business -Development in the acquisition of negotiated work.
-Performs preconstruction services.
-Develops and/or understands the full parameters of the project scope.
-Performs bidding and estimating project lead tasks and presents estimates to clients as project lead.
-Achieves consensus (with customers and/or Bancroft Operations) relative to the project scope.
-Develops a basis of scope for bidding and estimating purposes.
-Qualifies all estimates and bids relative to scope.
-Meets quantitative goals with respect to estimating and bidding.
-Maintains cost database.
-Manages workloads according to Preconstruction department deadlines, commitments, and priorities.
-Supervises, trains, and mentors less experienced estimators and co-op students as appropriate.
-Fosters positive relationships with internal and external customers, subcontractors, and design professionals.
-Assists in the development of owner contracts as required.
-Assists in value engineering and constructability analysis.
-Executes the buyout process for successful lump sum bids.
-Holds de-scope meetings as project lead for successful lump sum bids.
-Minimum 5 - 7 years of commercial construction estimating experience required.
-Bachelor's degree in Engineering, Construction Management, or equivalent combination of ten years education and experience in related field required.
-Demonstrated conceptual and lump sum estimating experience and ability to lead the estimating process of projects; estimating projects exceeding $20mm preferred.
-Proficient knowledge of estimating processes, technology, and related industry trends.
-Successful leadership, decision making, sound judgment, and delegation skills.
-Advanced computer software skills, including MS Office, MS Excel, MS Word, and MS Project and related software (i.e., Prolog Manager, Timberline, MC2, Bid Fax, Primavera) or similar database software.
-Strong understanding of MEP disciplines relative to accurate estimating and bidding and possess expert knowledge in at least one of the following areas: civil, building shell, building finish, process, or HVAC.
-Comprehensive understanding of trades, scopes, timelines, and scheduling/sequencing of work.
-Strong interpersonal, verbal, and written communication skills required.
-Outstanding time management, organization, prioritization, attention to detail, and multi-tasking skills required.
