Job Description
SUMMARY
The Planner is responsible for providing planning and scheduling of all non-emergency maintenance activities and conference meeting requests. This position will liaise with the maintenance teams and customers to ensure required resources are identified, planned, estimated, organized and scheduled prior to execution for efficient utilization of the maintenance resources. This position will need to work closely with other functions in the business to support business goals. In addition, this individual will have responsibility to ensure applicable business information/work order data is stored and maintained to support business decisions when needed.

This role has the responsibility to plan resources for maintenance work on multiple high pressure boilers, auxiliary support equipment and steam distribution systems.

ESSENTIAL FUNCTIONS
RELATIONSHIP MANAGEMENT

* With input from the client prepares a one to two year Master Equipment Outage Plan/Schedule

* Review and prioritize requests for work

* Determine activities required for completion of a work order (W/O)

* Visit job sites for work order clarification

* Confer/communicate with work order requesters

* Estimate the labor resources required for completion of a W/O, estimates and reviews work order bill of materials, non-stock material purchase requisitions and external resources required for completion of W/O

* Working with the client s integrated maintenance material supplier place orders for required parts as needed

* Determine and arrange any operational safety requirements for the completion of a W/O

* Schedule & Facilitate Weekly & Monthly Outage meetings through Microsoft Office Outlook. Issue meeting notes tracking action items and due dates.

* With input from the appropriate Maintenance Supervisor determine dates and duration to complete W/O.

* Work with Maintenance Supervisors to identify individuals or groups of individuals as required to complete the work including outside contractors

* Supports the Maintenance Supervisor by providing weekly outage plans listing associated WO s

* Identify and coordinate external resources to ensure the most effective use of client team resources and timely completion of all pre-planned and corrective work

* Coordinate with client representatives to understand their needs and to ensure the work schedule takes account of the downtime windows negotiated with clients, where necessary

* Create and publish monthly and quarterly outage work plans and makes them available to team members and client representatives, Using Microsoft Project

* Supports the Maintenance Supervisor by providing weekly outage plans listing associated WO s

* Review inspection reports, coordinate repairs as needed

* Maintain records of all required maintenance planning and scheduling activities, asset history, and program documentation utilizing site's MAXIMO Computerized Maintenance Management System (CMMS) and hard copy filing systems

* Develop, implement and maintain preventive and predictive maintenance programs as appropriate


COMPLIANCE

* Assists in the completion of the building audit


PROCESS MANAGEMENT

* Manages building documentation, the preventive maintenance program and reports on the completion of tasks by both the maintenance staff and contractors


ADMINISTRATIVE | ANALYSIS

* Visits job sites for work order clarification

EDUCATION

* Technical/Vocational high school diploma/equivalent required

* Associate Degree in a relevant engineering discipline, preferred


YEARS OF RELEVANT EXPERIENCE

* 7 10 years experience in maintenance/operations of facilities or utilities with applicable skilled trade requirements as a journeyman or engineer level with strong emphasis in HP Boiler Operations, Life Safety Systems, Electrical Generation and Distribution Systems, CMMS (MAXIMO), Microsoft Office including Microsoft Project

* Minimum 5 years experience implementing maintenance repair activities in a process and building services environment


KNOWLEDGE, SKILLS, AND ABILITIES

* Excellent interpersonal communications skills are required.

* Have understanding of Environmental Safety and Health (EH&S) and OSHA requirements, for permitting, related to HP Boiler Operations, Life Safety Systems, Electrical Generation and Distribution Systems

* Ability to understand and write maintenance instructions (job plans) for various trades at all skill levels

* Ability to interact with all levels of the organization and outside contractors, architects, and engineers
