Fee Specialist

POSITION SUMMARY:

The Fee Specialist works with closing agents, 3rd parties, and loan processors to gather, input, and evaluate information to create the Closing Disclosure (CD) document and ensure that RESPA, QM/HOEPA requirements are met.

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES:
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
* Communicate with Settlement Agents via phone and email throughout the process at key milestones or as needed
* Communicate frequently with Loan Processors to ensure accurate and timely closing packages
* Manage a pipeline of loans as they move through the process from registration to funding
* Properly prioritize loans in the pipeline based on key milestones, events, and client needs
* Multi-task, working on numerous loans throughout the day, moving back and forth between multiple responsibilities dependent on the status of each loan
* Introduction call and email to Settlement Agent
* Acquire fees and other information required for the CD from settlement agents, loan processors, and any other third parties
* Review fees and information collected and enter it appropriately into the system based on specific parameters
* Identify when changes to the loan require additional communication and further follow up with the settlement agent
* Additional collection of fees and information as needed
* Run RESPA testing protocols, test failure remediation procedures and curing defects
* QM/HOEPA testing protocols, test failure remediation procedures and curing defects
* Review of Closing Disclosure in collaboration with the settlement agent to ensure accuracy
* Completion and delivery of Closing Disclosure to the borrower and settlement agent

Revision of Closing Disclosure Job Functions

* Identifying when changes need to be made to initial Closing Disclosure prior to loan closing
* Collaboration with Closing Agent and Processor to determine what changes need to be made
* Confirmation that changes are valid based on RESPA changed circumstance guidelines
* Confirm CD meets underwriting guidelines for cash back, seller credits, and assets

RESPA Refund Reconciliation Job Functions

* Run RESPA test to determine if fees meet tolerance requirements
* If RESPA test fails, complete RESPA refund reconciliation process
* Review final CD with Loan Estimate to determine if refund is needed
* Address all exceptions via file research
* Application of refund
* Process bona fide financial emergency and 3 day waiting period exceptions
* Review Post Closing pipeline report for post-closing CD revisions
* Revision of CD s post closing and delivery to the borrower

Requirements
QUALIFICATIONS:

EDUCATION / EXPERIENCE

* 2-3 years closing, title, or processing experience in the mortgage industry with previous HUD review experience preferred
* Education High school diploma or equivalent required. College degree preferred

KNOWLEDGE, SKILLS, AND ABILITIES
* Ability to work collaboratively
* Excellent customer service skills
* Attention to detail, ability to work well with numbers and explain how fees impact the Closing Disclosure
* Must be flexible with any additional projects that are introduced based on the needs of the department
* Ability to work in a fast-pace, high volume work environment

TRAINING / LICENSING REQUIREMENTS
* Must meet PHH Corporation s background screening guidelines

TECHNOLOGY SKILLS
* Strong familiarity with Microsoft Excel and Microsoft Office, including but not limited to:
o Setting appointments and follow up tasks via Outlook
o Email prioritization and email management
o Utilization of the Filter and Sort functions in Excel to prioritize work and identify loans that need attention
o Maneuvering through Excel to identify items that need attention
