William Lyon Homes is looking for experienced, professional General Superintendent to fill open positions in our Northern California Division. The General Superintendent delivers a superior home product on time and on budget. The Superintendent maintains quality control, and construction with integrity and professionalism by managing offsite, common areas, model complex, and production home construction within predetermined budgets, on schedule, and to a high standard of quality. Essential Duties and Responsibilities: Manages the field construction staff to improve quality, maximize schedule efficiency, and control costs (i.e. ensures budgets are being adhered to, monitors budgets and cost overruns, etc.). Improves the quality of all field construction operations to meet company goals for homeowner satisfaction. Establishes consistency of the Quality Control Inspection Program. Resolves day-to-day issues including issues with homebuyers, subcontractors, field staff, and city/county inspectors. Prioritizes project needs. Communicates regularly with all departments. Provides information to field from office (i.e. plans, permits, etc.). Facilitates issues with all municipalities. Supervises and motivates construction personnel. Ensures consistency and accuracy of production schedules, land improvement schedules, jobs in progress documents, and new home delivery schedules. Serves as initial contact person for all field related issues. Assists field personnel in scheduling of all phases of construction, especially with those subcontractors who are causing difficulty in said scheduling. Meets with subcontractors as the first step in rectifying delays and/or poor workmanship. Meets with the Purchasing Manager to discuss situations with subcontractors in order to clarify the scope of work and possible solutions. Meets with Director of Operations to discuss solutions to difficult situations, present ideas from the field personnel and map out the business plan. Visits each construction site daily, check for delays, problems and institutes solutions. Gives informed input on monthly, quarterly, and yearly number of houses to be delivered per jobsite. Anticipates problem areas to avoid scheduling delays. Performs inspections of homes before and after carpet installation to ensure quality of workmanship. Essential Duties and Responsibilities Continued: Regular contact with Superintendents, Homebuyers, Subcontractors, Construction Personnel, Sales Personnel, Laborers, Customer Service Personnel, Purchasing Manager, City and County Inspectors, and Potential Buyers. Monitors and enforces safety program. Monitors overall project site cleanliness and appearance. Performs any tasks assigned. Education and Experience Requirements High school diploma or general education degree (GED). At least ten years of demonstrated experience as a General Superintendent in the home construction industry; or equivalent combination of education and experience. Requires excellent customer service and the ability to communicate effectively (written and verbal) with homeowners and subcontractors, as needed. General knowledge of the residential building. Ability to use general building tools and equipment. Highly organized with the ability to handle a multitude of projects simultaneously. Thorough knowledge and understanding of building blue prints, maps, and color charts. Must have problem solving, prioritizing abilities, and interpersonal skills. Ability to adhere to strict time deadlines and work under pressure. Ability to execute tasks in an efficient manner without sacrificing quality. Ability to properly delegate and follow-up on tasks with a pleasant and approachable demeanor. Requires valid driver s license; vehicle insurance; and knowledge of construction codes. General Contractor s license preferred. General knowledge of SWPPP requirements.
