Job Description Summary

Responsible to assist with troubleshooting, diagnostics, housekeeping, and repairs on buildings, industrial systems, vehicles, grounds, and maintenance equipment for assigned properties/facilities. Typically has a building or service route.

Responsibilities



* Provide day-to-day building maintenance

* Complete daily walk through of assigned buildings providing a condition report in the work order system.

* Understand HVAC and UPS systems, generators, plumbing, electrical, life safety systems

* Operation, maintenance and repair of refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves together with all refrigerant lines and devices used to control temperature and air conditioning systems in their entirely

* Operation, maintenance and repair of pumps, cooling towers, air handling units together with all valves, appurtenances and lines used in these systems

* Operation and maintenance of variable air volume units, fan powered boxes and controls used for these units

* Strong computer skills with work order systems, BMS systems, Outlook and Microsoft Office

* General Maintenance including, but not limited to:



* Repairs on toilet facilities including soap dispensers

* Replace/clean lamps/light fixtures

* Ceiling tile replacement

* Minor floor/furniture repairs

* Maintain/replace door hardware, keys, etc.

* Miscellaneous handyman work requiring limited use of hand tools

* General cleaning in mechanical spaces and perimeter induction units



* Ability to professionally interact with the client and client employees, senior management staff and vendors

* Provide accurate and timely reporting of work orders and maintain Service Level Agreement above minimal requirements

* Ensure company and client safety rules/guidelines are fully enforced at all times

* Create/dispatch facility related work request in the work order system

* Create and track Request for Expense and Purchase Orders

* Provide support to the Regional Facility Manager/Chief Engineer/Assistant Chief Engineer as requested and other duties as assigned

* Email communication must remain professional and provide accurate information



Requirements



* Exemplary customer service skills with a keen focus on client relations

* Strong interpersonal skills and demonstrated ability to build strong teams from diverse backgrounds

* Strong computer skills with work order systems, BMS systems, Outlook and Microsoft Office

* Available to support account with 24x7 support for emergencies

* Good communication skills, both written and verbal

* Display a professional appearance and speak in a polite manner and clear tone, including answering telephones or addressing people in person



Physical Requirements



* Ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging/lifting devices

* Regularly required to crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine

* Involves movement between departments, floors, and properties to facilitate work

* Ability to speak clearly so others can understand you

* Ability to read and understand information presented orally and in writing

* Regularly required to utilize vision abilities, allowing reading of printed material, drawings, and schematics
