Job Description Summary

Responsible to provide lease audit services on all invoice/operating expense billings, which includes using discretionary judgment in negotiating and resolving identified discrepancies with the landlord. Position requires the ability to successfully manage multiple priorities and may be responsible for numerous accounts.

RESPONSIBILITIES



* Conduct audits of Year-End Common Area Maintenance (CAM), Insurance, and Real Estate Tax reconciliations; thoroughly review, interpret, and analyze all charges for accuracy, in accordance with lease documents. Directly responsible for dispute resolution with landlord for any identified discrepancies

* Perform detailed analysis, review and approval of client invoices including annual operating expense and real estate tax reconciliations

* Report audit findings, along with recommended actions to the client

* Lead desktop and assist with on-site audit process

* Develop and prepare financial reports for clients, including: monthly rent rolls, real estate budgets, variance reports, etc.

* Review all other client-partner invoices in conjunction with lease requirements and ensure back-up documentation is in place and all calculations are correct; conduct negotiations with landlord in the event invoices amounts are incorrect and require further discussion

* Conduct negotiations on behalf of clients approximately 20-40% of the time; percentage may differ depending on client needs and may increase during peak seasons

* Design, produce, and provide to Client, timely and accurate review of monthly/quarterly financial reports, identify and record savings, identify exceptions, investigate causes of exceptions, and recommend solutions to prevent further errors

* Ensure the financial obligations of the Client is accurate and that monthly rents are processed in a timely manner

* Establish work priorities and create schedule to accomplish client objectives; autonomously manage multiple projects/priorities in a fast- paced environment

* Monitor and update lease abstracts/database

* Establish and maintain client files

* Advise client on how to implement and maintain best practices in lease audit process

* Travel locally and nationally for on-site client meetings, as needed



REQUIREMENTS



* Bachelor Degree in Business Administration or related discipline

* 3+ years' experience in lease audit/administration or commercial property accounting preferred

* Or any similar combination of education and experience

* Advanced knowledge of Microsoft Excel

* Proficiency using lease management databases preferred (e.g. Virtual Premise/CoStar Real Estate Manager)

* Excellent internal and external customer service

* Experience managing multiple client projects with time sensitive deadlines



PHYSICAL REQUIREMENTS



* Involves work of a general office nature; typically includes extended periods of sitting and/or operation of a computer for up to 8 hours a day

* May involve periods of standing, such as operating at a copier/fax/scanner

* Regularly required to talk, hear, and use hands and fingers to write and type

* Ability to speak clearly so others can understand you

* Ability to read and understand information and ideas presented orally and in writing

* Ability to communicate information and ideas in writing and orally so others will understand

* Regularly required to utilize vision abilities, allowing reading of printed material, graphics, and computer displays
