Job Description

This Loan Coordinator Position Features:

The primary role of the Loan Coordinator is to assist in the sales process by daily communication with the lenders, customers, and appropriate government entities to ensure Construction Loan Closings, Construction Starts, Bank Draws & Perm Loan Closings happen in a timely manner. Below is a breakdown of the immediate responsibilities of the Loan Coordinator:

Sales Loan Process
Communicate with lenders, customers, and staff to ensure expedient construction loan closing
Maintain Sales Spreadsheet - daily
Maintain White Board - daily
Input notes into the job board or projection management - daily
Send and verify lender has all required documents
At completion of Preconstruction Meeting send all updated documents to lender
Ensure customer has all required documents to the lender
Keep staff informed as to status of underwriting, appraisal, title, and construction loan date

Permit Applications and Architectural Review Boards
Obtain all information needed for all permits and architectural review boards
Apply for septic permit as soon as site meeting is completed
Apply for building permit as soon as appraisal is received and is clean
Apply for any business licenses that are required
Obtain architectural review board approvals
Communicate with customers to make sure they have completed their b/o permits
Make sure customers have applied for all needed utilities i.e. Water, Sewer, Power & Gas
Construction and Perm Loan Process
Order & Update Draws - daily. Send checks to corporate overnight or deposit if requested by corporate
Order Foundation & As-Built surveys - as needed
Notify and obtain from customers their homeowner insurance
Make sure the lender has all needed documents from the builder
Schedule final bank inspection
Maintain project manager page with PLC dates
Send check requests for customer referrals once foundation is complete

Team Work
Assist as a backup to meet and greet customers to Sales Coordinator and Building Consultant
1st to assist the Sales Coordinator in answering phones
1st to assist the Sales Coordinator with color selections
Order all office materials and supplies with General Manager approval
Manage Petty Cash Checks with General Manager approval
Typical hours are from 9 to 6 with a one hour lunch
Work one Saturday a month
