JOB DESCRIPTION

JOB SUMMARY:

Supervises, coordinates and monitors general maintenance

operations for all hospital owned buildings and grounds.



Essential Functions:



Supervises and coordinates activities for the Engineering

Department relating to the operation and maintenance of all

buildings and systems, ensuring compliance with JCAHO, NFPA,

DEP, MWRA and other applicable standards.

Reviews general maintenance, HVAC, and plumbing staffing

needs and adjusts work assignments, recommends improvements

in work methods and procedures.

Develops, implements, and administers corrective and

preventive maintenance programs for all building maintenance

systems. Ensures schedules are in accordance with

regulatory requirements including NFPA and JCAHO.

Develops and implements maintenance of all systems utilizing

Ethylene Oxide, Formaldehyde, Xylene, and other hazardous

materials.

Assists in development and implementation of maintenance and

corrective action pertaining to lead and asbestos

maintenance programs in accordance with DEP and other

applicable regulations.

Assists in developing, implementing, and maintaining waste

water treatment and water conservation programs per MWRA

guidelines and regulations. Maintains appropriate

documentation.

Facilitates reporting and follow-up of equipment service and

repair.

Consults with vendors to evaluate new products and systems

for review by Director.

Reviews all shift maintenance logs.

Estimates time, materials, and cost requirements.

Coordinates activities to perform general maintenance and

plumbing work. Assigns appropriate staff and controls labor

and material expenditures.

Makes recommendations for preparation of departmental

operating budget.

Assists in interviewing and selection of maintenance, HVAC,

and plumbing candidates for hire.

Facilitates orientation of new employees to department/

hospital procedures.

Prepares performance appraisals for review by Director and

conducts performance appraisal interviews.

Makes recommendations for personnel actions, such as

promotions or disciplinary actions implementations.

Assists in resolution of employee grievances.

Implements standard of performance and monitors and

supervises maintenance personnel.

Prepares, reviews, and modifies maintenance and shift

coverage schedules, authorizes time off for employees.

Contributes to Safety Management process by chairing

applicable committees and attending other meetings as

required.

Prepares monthly work load/activity reports and submits to

Director.

Conducts Environment of Care Education training as required.

Facilitates implementation of inservice education program

for maintenance staff.

Pursues educational opportunities as required to keep

abreast of federal, state, or local regulations and

technical developments.

Keeps Director informed on unusual systems and building

conditions.





Physical Requirements:

Walks within hospital and around hospital campus to evaluate

campus buildings.

Drives hospital vehicle to and from off campus buildings.

Lifts materials and supplies.

Sits to enter computer data.



Physical Environment:

Exposure to potentially infectious materials.

Exposure to possible infectious disease.

Exposure to loud noises.

Exposure to inclement weather conditions.



Bachelors degree in Engineering or related field or five years

experience as a licensed trade person with supervisory experience

required.



Experience in blue print reading and estimating jobs.

Familiarity with state codes, NFPA, MWRA, DEP, and JCAHO

requirements.



Responds to emergency conditions and implements appropriate

protocols.



Proficiency in English, writing, reading, and verbal skills.

Must be able to demonstrate ability to communicate effectively,

problem solve, get along with others, and confront issues

appropriately. Must have valid drivers license.
