The Maintenance Lead will oversee all schedules, attendance, review, training and the safety of the Maintenance team. The Maintenance Lead is responsible for the distribution and on time completion of PM s and Work Orders assigned to the Maintenance Team. The Maintenance Lead positon also performs Work Orders and PM s along with the team. The Maintenance Lead works with the customer to insure the team is meeting the needs of the customer. The Maintenance Lead supervises the quality completion of the team and is responsible to see that the team works safely and follows company policy.
Essential Duties and Responsibilities:
Performs preventive maintenance work orders and PM's.
Oversees that all PM's, Work Orders and other customer requests are perfomred accurately and on time in a safe and professional manner.
Perform administrative work with regard to scheduling, training, reviews, ECR s, timesheets and manage the CMMS system.
Perform and oversees the maintenance and repairs of plumbing and HVAC systems.
Perform and oversees the maintenance and repairs interior and exterior finishes of buildings
Perform and oversees the painting of interior and exterior walls and trim, generally touch ups and repairs
Operates and oversees safe operation of scissor or boom lifts to replace light bulbs and to hang banners.
Perform and oversee exterior and landscape maintenance
Stay updated with customer to ensure needs are being met.
Scissor or Boom lift experience and certification preferred.
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations
Communicates effectively with client to determine and service needs.
High school graduate or G.E.D. is required
Two to five years mechanical experience, including electrical, HVAC, plumbing, carpentry, required.
Valid driver s license
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.
Must be able to adapt to rapidly changing situations
Possess the ability to work overtime on short notice
Must be self-motivated and have the ability to handle multiple jobs with minimal supervision
