Maintenance Lead Technician

Job Summary:

In a safe, efficient and professional manner the Lead Maintenance Technician will support the Maintenance Manager in the preventative, corrective, and general maintenance for the Client. Other duties include, but not limited to, daily assessments of systems, maintain a clean working environment, and other various duties as assigned by the Maintenance Manager or Account Manager, while adhering to all safety and health standards. The Lead Maintenance Technician will be responsible for performing electrical installation, repair, and maintenance of equipment and controls located throughout buildings. Plumbing installation, repair, maintenance of piping, associated equipment and components located in the interior and exterior of building( s). Installation, repair, and maintenance of mechanical/electrical operating equipment and machinery. Conducting routine and on-going assessments of the building system operations. Performing tests, rounds and analysis of data to assure the proper functioning of departmental equipment. Monitoring operation of the mechanical, electrical and other operating equipment. Responsible for performing work according to manufacturing standards and following the change process of qualified core equipment and components. This associate will also be responsible for training, directing, and evaluating all trades persons assigned to him/her to ensure quality workmanship and high work standards and report performance to the Maintenance Manager

Essential Duties and Responsibilities:

Resolves client customer work order requests on computer based work order system.
Works closely with CMMS Planner/Scheduler to optimize Preventative Maintenance Program.
Coaches and develops associates assigned to him/her, documenting when necessary and provides leadership and direction to all trades persons assigned to him/her.
Operates and monitors building controls, critical and non-critical building systems, and associated equipment.
Administers preventive maintenance program to include machine history, maintenance, and lubrication logs. Follows through on maintenance needs and deficiencies as appropriate.
Maintains all operating logs including temperatures, pressures, plant equipment inspections, gas and diesel. Maintenance manual for all equipment.
Maintains all tests, logs and manuals in an efficiently organized manner.
Performs manual labor tasks such as loading, unloading, lifting and moving materials.
Performs administrative task such as parts ordering, PO# creation, vendor management, attend job meetings/project meetings, etc.
Complies with EMCOR, client, and local policies & processes, and follows all good work safety practices.

Qualifications:

At least 2 years of applicable trade school or college and certificate/degree.
High school diploma or equivalent
Must be 18 years of age
5 years previous experience with facility maintenance
Valid state drivers license with clean MV record.
Universal CFC certification.
Any other trade certificate
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to speak, read, and writes routine reports and correspondence.
Familiar with and easily able to read and interpret diagrams, drawings and manuals of craft trades. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
Ability to calculate figures and amounts. Familiar with building automation and energy management systems. Knowledge of Microsoft Office.
