Job Description Summary

Responsible for keeping offices , hallways, stairs, and other areas within the building in clean and orderly condition by performing basic cleaning duties. May also perform clean-up and basic maintenance of the surrounding grounds and premises. Performs other related cleaning, basic maintenance, and incidental duties as assigned. Responsible for handling and performing a variety of non-technical maintenance, painting, carpentry, custodial, plumbing, general repair, and other handyperson tasks at facility or complex. Responsible for daily property inspections, prioritizing work orders, handling urgent requests, responding to client's work order request for maintenance and facility/equipment repairs, assist with the moving of critical equipment throughout the premises and ensuring the completion of any and all assigned preventative maintenance work and procedures, ensure the cleanliness of the premises via inspection and light supervision.

Job Description



RESPONSIBILITIES:



* Daily interior cleaning of the building including emptying waste receptacles, debris and trash removal, vacuuming/shampooing floors and carpets, dusting and cleaning furniture, cleaning restrooms, washing walls, polishing, mopping floors, cleaning up spills, cleaning windows and window coverings, etc., in accordance with established procedures and as directed by a Supervisor.

* May be required to perform exterior building and premises cleaning and basic maintenance including exterior walls and windows, parking lots and structures, gardens and lawns, curbs/gutters, exterior hallways and stairwells, etc.

* Performs general repairs and services in all maintenance related disciplines, including; carpentry, plumbing, electrical, finish work, painting, custodial, etc.

* Additional maintenance work may include replacement of lights bulbs, ballasts and fixtures (interior and exterior), moving furniture and equipment, repairing doors & door hardware, repairing gates, etc.

* Expected to perform non-technical tenant requests (e.g., hanging pictures, desk repairs, ceiling repairs, replacement of light bulbs & ballasts, etc.).

* Other assigned duties (depending on the building, facility, and client needs) may include gardening and lawn care, assisting with inventory control and supply ordering, snow removal, and assisting with tenant moves.

* Expected to promptly notify management of spills and emergency situations, need for major and minor building/facility repairs, lights that are out or broken, broken equipment and fixtures, damaged structures, ruptured pipes/plumbing, problems with heating/cooling and ventilation, problems with building fire sprinkler system and any other observable safety issues/concerns.

* Expected to properly and safely use and operate related equipment, tools, devices, and chemical/cleaning agents including mops, vacuums, electric polishing machines, power tools and equipment, and special cleaning solutions in order to efficiently perform the duties and to avoid harming floors, fixtures, individuals, and themselves.



KNOWLEDGE AND EXPERIENCE:



* High school diploma or equivalent is needed

* Some cleaning experience is desirable.

* At least 1 to 3 years of mechanical experience preferably in a commercial or industrial facility with an emphasis in facility maintenance plus experience with electrical, building equipment and building repairs.

* Computer knowledge is desirable.

* Must be physically capable of performing the duties of the position including bending, squatting, stretching and lifting up to 25 pounds on a regular basis. On occasion, may be required to lift items weighing 50 to 100 pounds.

* Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.

* Ability to write routine reports and correspondence.

* Ability to speak effectively before groups of customers, tenants, client representatives or employees of C&W.

* Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.

* Ability to positively deal with problems, resolve issues, address client and tenant needs as they relate to the maintenance of the facility, and handle multiple assignments and projects at the same time.

* Must be able to follow both oral and written instructions

* Must be able to follow through and carry out work orders

* Ability to work collaboratively with others

* Individual needs to be reliable, thorough, observant, organized, flexible and courteous
