Maintenance Technician/Event Specialist

Job Description Summary

The primary responsibility of this position is to perform all duties and tasks pertaining to the needs of scheduled special building events and conference room usage in the building. This position will be required to perform the set-up and break-down of building equipment and all other items requited for events. This is a full-time position and requires the following work schedule: Monday through Friday, 9:00a.m. to 6:00p.pm and every 5 weeks on Saturday. \n\nIn addition to all primary event duties, this position will aid the engineering team in performing non-technical, non-licensed maintenance on mechanical, electrical, and HVAC equipment. It may also entail items such as painting, carpentry, custodial, plumbing, general repair, and other handyperson tasks at facility under direct supervision of a more experienced trade's person.

Job Description



Responsibilities



* Coordinates the work of building staff and contract personnel in support facility events and important meetings including scheduling, organization, preparation, setup, function, breakdown, clean-up and liaison with clients, tenants, vendors (if applicable), and management

* In coordination with management, helps to resolve problems or complaints from tenants, clients, vendors or the public in accordance with established policies and procedures

* May be asked by the tenants or management to input, retrieve, and update event setup information and produce event or meeting reports

* Coordinates with the tenants and clients on event and meeting requirements including table arrangements and number and nature of support personnel and equipment needed

* Coordinates with building IT personnel to arrange tenant and client AV and IT needs. Helps with set up and trouble shooting of this equipment as needed

* Ensures that setup of chairs, tables, stages, or other equipment is in accordance with the client's requirements and in accordance with applicable safety, fire, health, and building codes

* Makes or arranges for last minute adjustments in room or equipment setup at the request of the clients

* Maintains inventory of all building meeting and event furniture and equipment. Makes repairs to equipment and furniture as needed and engages vendors when necessary

* When not assisting with meetings or events, performs general repairs and services in all maintenance related disciplines, including: carpentry, mechanics, plumbing, minor electrical, finish work, painting, custodial, HVAC, etc

* General Maintenance may include but not limited to:

* Repairs on toilet facilities including soap dispensers

* Repairs on registers and radiators

* Replacement of lamps and cleaning of light fixtures

* Removing ceiling tile

* Minor repairs on furniture and floors

* Maintaining and/or replacing door hardware

* Repair of floor maintenance equipment and Venetian blinds

* Maintenance painting in equipment rooms, cooling tower and other building facilities

* Assist in the replacement of filters in the HVAC equipment

* General cleaning in mechanical spaces and perimeter inductions units

* Cleanup of equipment in engine room and shop

* Miscellaneous handyman work requiring the limited use of hand tools

* Replace fire extinguishers when needed

* Aid fellow engineers in p rioritizing work orders, handling urgent requests, respond to tenant and client calls as required, and complete any and all assigned preventative maintenance work and procedures with direction from a supervisor

* Supports the various trade personnel at a facility or complex in the performance and completion of their duties as needed and assigned

* Helps to ensure all building and maintenance policies, procedures, SOP's, codes, regulations, etc. are followed and enforced including safety systems and standards



Requirements



* Minimum of 2 years of experience in general maintenance, caretaking, mechanical, electrical, and/or equipment and building repairs

* Must be able to work independently, multi-task and to prioritize client requests

* The candidate must be computer literate, including knowledge of word processing (Word), scheduling (Outlook), spreadsheets (Excel) and other data base applications

* Must be proficient in communicating at all levels in both oral and written form and competent at preparing professional, comprehensive memorandums, letters, reports, documents, files, etc

* Must have a professional, pleasant, and positive demeanor and the ability to work well under pressure and given competing demands and priorities



* Excellent interpersonal skills in dealing with tenants, clients and vendors

* Must possess a high level of accuracy and neatness

* Experience in operation, maintenance and basic repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, gas lines, water systems, and the like



* Mechanical aptitude is necessary; good math skills preferred

* Must be physically capable of performing the duties of the position including bending, squatting, stretching and lifting up to 25 pounds on a regular basis. On occasion, may be required to lift items weighing 50 to 100 pounds

* Must be able to read and follow written manuals and SOP's

* High School diploma or GED



Physical Requirements



* Ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging/lifting devices

* Regularly required to crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine

* Involves movement between departments, floors, and properties to facilitate work

* Ability to speak clearly so others can understand you

* Ability to read and understand information presented orally and in writing

* Regularly required to utilize vision abilities, allowing reading of printed material, drawings, and schematics
