Job Description Summary

Provides expert project management experience to oversee client's capital program through personal interaction with clients and internal and external project management staff, manages and coordinates the execution of the various services and processes relating to client contracted agreements for project management and tenant improvement consulting services

The Project Management Director leads the complete lifecycle of capital planning and management, from strategy development and budget forecasting through facility operations for the Client's capital plan

Job Description



KNOWLEDGE AND EXPERIENCE



* BS Degree in Engineering or Architecture required, advanced degree a plus

* 8-10 years directly related experience in a planning / programming / accountability role or 10 years equivalent combination of experience in an advisory and/or facilities capital planning supervisory capacity required

* Exceptional client relations, client management, and consultation skills required

* Proven leadership ability, administrative ability, technical background and project responsibility experience required

* Superior oral and written communication skills required

* Software competency: Microsoft Project and Excel



PRINCIPAL RESPONSIBILITIES



* Develops resource plan for clients capital plan / program; assign projects to Senior Project Managers and Project Managers and acts as anintegrator for all outsourced project management service providers

* Chairs and schedules meetings, prepares agendas, develops and maintains master project budgets and timelines as required for each project and project phase to ensure overall project objectives and client needs are met

* Prepares and coordinates project reports and studies for clients, project team, and management at all project phases

* Actively recruit qualified individuals to execute clients capital plan and provide training for continuous improvement

* Assists in the selection and contracting process of consultants and construction teams as necessary for each project Integrates the impact of other Project Management and Cushman & Wakefield components, including brokerage, building operations, mechanical, etc as they relate to each project and project phase

* Reviews and approves requisitions, change orders and other invoices associated with the project

* Participates in marketing services to clients



Additional Responsibilities - This is an addendum to the principal responsibilities outlined in the job description. As such, the following general responsibilities are of equal importance to those listed in the principal responsibilities and are applicable to all exempt level jobs:



* Observes corporate policies and procedures

* Maintains high qualitative and quantitative standards of work performance

* Strives constantly to improve skill and work knowledge; keeps up to date in the field of specialization

* Strong experience in managing the development of design, construction and construction of complex building or engineering projects in urban environments

* Experience with the various project delivery methods, including CM at Risk, Design-build, Design-assist, design and construction of large capital projects, preferably public projects. Strong experience in implementing project controls for organizations with a large portfolio of capital projects

* Strong experience developing detailed capital project budgets and forecasting against those budgets.

* Strong experience working collaboratively with project managers and accountants to develop and track budgets, raise financial risks with solutions to address those risks, and develop executive reporting of the budgets for financial and project management leadership.

* Ability to research, recommend, and develop additional financial management, schedule and risk tools to supplement existing tools.

* Cooperates with other personnel to achieve corporate goals and objectives as to quality, service, cost and profit

* Reports to immediate supervisor major problems and findings and results achieved with recommendations

* Clears through channels organizational changes contemplated, actions planned implying commitments, and expenditures in excess of approved budget

* Establishes goals and objectives with timetables for the organizational unit and sub-units supervised

* Selects subordinates with approval of appropriate supervisors; delegates to each necessary authority and responsibility for performance of assigned functions

* Implements government laws and regulations and adheres to established rulings of government authorities

* Carries out responsibilities in a professional, courteous manner at all times
