Job Description Summary

Provides professional project management experience to designated projects and assignments at client's property, campus, and facilities. Manages real estate projects for corporate client including budget management, design, construction, and occupancy. Interacts with client representatives. Receives direction from senior management, project management director and / or senior project manager. Monitors and coordinates the execution of the various services and processes relating to client contracted agreements for project management and tenant improvements. Works in collaboration with the assigned manager, project team members, building or facility management team, clients, owners, and others.

Job Description


* Manages all aspect of project management (budget, schedule, procurement, quality, risk) for real estate projects including planning, design, construction, occupancy and closeout

* Interfaces with clients, team members, and consultants to define project requirements

* Prepares scope of work, cost estimate & budget, work plan schedules and milestone monitoring and reporting, quality control and risk identification

* Facilitates project meetings. Prepares agendas, meeting minutes, develops and maintains project budgets and timelines as required for each project and project phase to ensure overall project objectives and client needs are met

* Prepares and coordinates project reports, presentations and drawing reviews for clients, project team, landlords, and facility management team,(as applicable) at conceptual, schematic, design development and construction phases of project

* Assists in the selection and contracting process of architects and other consultants and construction teams as necessary for each project

* Reviews requisitions, change orders and other invoices associated with the project and confers with client on costs and impacts and obtain approvals

* Manages project budgets and schedule

* Observes corporate, building, and client/owner policies and procedures

* Maintains high qualitative and quantitative standards of work performance

* Ensures project data integrity and documentation is timely and accurate

* Demonstrates ability to identify project risks, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks

* Strives constantly to improve skill and work knowledge; keeps up to date in the field of specialization

* Reports to immediate supervisor major problems, issues and risks and with recommendations to minimizing the same

* Adheres to government laws and regulations and established rulings of government authorities including building codes, safety regulations, etc

* Carries out responsibilities in a professional, courteous manner at all times


* Bachelor's degree (BA/BS) from a four year college and four to six years of related training or experience

* Minimum of five (5) years directly related experience in an architectural, engineering, construction, and /or project management role or a minimum of seven (7) years equivalent combination of experience in an advisory and/or corporate real estate experience required

* Hands-on experience with tenant improvement construction projects preferred; ability to plan, organize and coordinate multiple projects, ability to read and understand construction specifications and plans

* Must possess good written and verbal communications skills, and be able to facilitate meetings with senior management and contractors

* Must possess a working knowledge of construction and contract administration means and methods, and have the ability to assist in the implementation of these procedures

* Excellent client relations, client management, team relations and consultation skills required

* Proven leadership ability, administrative ability, technical background and project responsibility experience required

* Must have a basic knowledge of generally accepted accounting and budgeting practices. Construction budgeting experience desired but not required

* Must be familiar and proficient with personal computers and PC-based software such as Microsoft Word, Microsoft Excel, PowerPoint and Microsoft Project

Physical Requirements

* Involves work of a general office nature; typically includes extended periods of sitting and/or operation of a computer for up to 8 hours a day

* May involve periods of standing, such as operating at a copier/fax/scanner

* Regularly required to talk, hear, and use hands and fingers to write and type

* Ability to speak clearly so others can understand you

* Ability to read and understand information and ideas presented orally and in writing

* Ability to communicate information and ideas in writing and orally so others will understand

* Regularly required to utilize vision abilities, allowing reading of printed material, graphics, and computer displays
