We are looking for a Senior Property Leasing Advisor, the primary objectives of the position are:



Implement the strategic property leasing plan as developed by Group Property Leasing Manager for WorleyParsons premises in the US and Canada region
Respond to leasing requests from local management
Liaise with selected tenant representatives to conduct new premises searches, lease disposition programs, and lease renewals
Prepare required documentation to formalize terms and conditions for leasing matters, ensuring compliance with the Property Leasing Standard and Guidelines
Assisting Location Management on all day to day property leasing matters as required
Identifying and delivering cost saving initiatives from the property lease portfolio in the region
Ensure lease details and any changes are correctly inputted to the WorleyParsons Lease Management System (LMS)
Prepare a monthly report summarizing all lease portfolio activity, including costs and occupancy



MAJOR ACCOUNTABILITIES OF POSITION:

In conjunction with the Group Property Leasing Manager implement the property leasing strategy for the region, with an overall objective of ensuring premises are occupied in accordance with the operational needs of the business, and on terms and conditions that are consistent with the WorleyParsons Property Leasing Offices and other Premises Guidelines.
Identify and action opportunities to achieve occupational efficiencies and cost savings.
Provide input and assistance to location in the preparation and submission of new premises / lease extension leasing proposals.
Prepare periodic reports for the region on strategic activities and the proposed activities for the following 12 months.

LEASE NEGOTIATIONS
In conjunction with Group Property Leasing Manager conduct negotiations to obtain competitive lease terms and conditions on existing or new tenancies. Reference should be made to the Property Leasing documents in EMS for procedures and guidelines to be followed.
Liaise with Tenant representative/Broker to prepare all offers to Lease, Subleases and other lease documentation with engagement, as appropriate, from internal legal counsel and local management
Liaise with Tenant representative/Broker to assist locations with negotiations on market rent reviews, lease extensions or new leases with landlords and owners.
Liaise with Tenant representative/Broker to manage disposal of surplus space by sub leasing of premises, ensuring competitive terms and conditions are achieved to meet the needs of the business.
Assist locations when vacating premises at lease expiry on make good / dilapidations negotiations.

LEASE MANAGEMENT SYSTEM
Hand over leases to the BSC for input to the Lease Management System for the US and Canada region

ONEWAY
Actively demonstrate and promote responsibility for active participation in OneWay program and compliance with the companys code of conduct.
Look to improve HSE performance as it applies to Property Leasing situation.
Ensure OneWay considerations are applied, where appropriate, in the Property Leasing process. In particular, ensure that all agreements / contracts comply with the expectations of OneWay.
Assist the location with risk assessment and mitigation efforts during periods of construction and/or relocation.

OTHER KEY ACCOUNTABILITIES
Remain informed about current conditions and trends in the property industry and look for opportunities to reduce costs or improve efficiencies in WorleyParsons.
Provide feedback to Location management on current conditions and advice on how to optimize space and minimize property expense


Job specific knowledge
Good awareness of commercial property markets in the US and Canada
Knowledge of property value drivers and how they affect our ability to achieve best possible terms and conditions
Working knowledge of commercial premises lease documents
Clear understanding of the commercial objectives of the operating business
Preferred knowledge of Oracle Hyperion

Essential skills / experience
Appropriate qualifications in property / business / valuation
Minimum 5 years industry experience
Excellent planning, organisational and communication skills
Experienced and confident in working with all levels in organisation
Strong, efficient multi-tasking and analytical skills
Can proactively manage change
Good attention to detail
Confident, hands on approach
Strong ability to engage all stakeholders
