Job Description Summary

Ensuring that workplace operations projects for a Global Occupier Services client in a defined region/countries/locations to meet end user needs as defined by the Client Group and Account leadership.

Actively work with the client, suppliers, customers and internal client organizations to secure the most productive and cost efficient premises in the industry.

Job Description



Principal Responsibilities



Transaction Management:



* Manage and negotiate lease renewals, acquisitions, subleases, and capital projects

* Determine clients' needs and communicates project parameters

* Ensure that project parameters are comprehensive and correct

* Coordinate legal review of all client leased/owned documents

* Manage overall finance and cost control

* Ensure accuracy of financial data

* Project management and reporting including performance measurement and value add utilizing client's tracking/data base system

* Provide written and oral reporting of critical lease action items



Analysis:



* Extract data and analyze information to identify trends and areas for improvement

* Strategically review information and draw summary conclusions

* Create client ready presentations in Word, Excel and PowerPoint

* Review transaction process and systems for improvement ideas

* Calculate client metrics, track commissions and create transactional reports

* Assist in gathering data and responding to questions

* Maintain various data sources and dashboards



Strategy:



* Align workplace practices with client operations and real estate strategy

* Proactively assist client in managing their real estate portfolio to achieve cost reduction, financial and occupancy optimization, monetization and other client goals

* Monitors and evaluates implementation programs against strategy and provides timely reporting of the effectiveness of the strategy against implementation results

* Ensure and perform workplace delivery in accordance with corporate framework and local business needs



General:



* Manage the flow of key documentation and client communications

* Responsible for working with customers' operation groups and identifying real estate needs and introduces appropriate C&W resources

* Ensure accuracy of all client materials

* Assist in the preparation and presentation of oral/written presentations

* Lead and / or facilitate client meetings



Qualifications



* BA/BS degree in Economics, Business Finance and/or Real Estate with a strong record of academic achievement

* MBA degree is preferred

* 5-7 years of Commercial or Corporate Real Estate/brokerage experience

* Real Estate Salesperson's License is a plus

* Travel 10% of the time

* Excellent communication skills to include Spanish and/or Portuguese

* CoreNet, IFMA, or CCIM - affiliations with Corporate Real Estate Associations



Core Competencies



* Strong competency in Real Estate Transaction Management

* Ability to multi-task and manage several projects concurrently

* Above average real estate financial analysis skills and familiarity with accounting concepts

* Computer: Highly proficient with MS Office Suite, including ability to perform Internet based research

* Customer relationship management skill

* Excellent organizational abilities required
