Be the local real estate economist for our clients;Keep up to date on loan programs and interest rates in order to guide clients during the buying process.Have a thorough understanding of all aspects of the buying process: Loans, Inspections, Appraisal, Home Warranties, Contract to close process;Recommend approved Team vendors and partners to our clients;Additional job objectives may be added at any time in order to improve client satisfaction and overall transaction efficiency. Regular Work Activities What are the most frequent and most essential work activities in this job?Aggressively work all leads provided to secure a meeting and commitment to The Wright Choice Team. Complete lead assignment sheet with instructions for Transaction & Client Care Manager;Thoroughly seek out properties that fit buyer clients needs and financial resources through the MLS, networking with REALTORS , pocket listings, upcoming listings, FSBOs, expired and released listings, tax records, new construction, and any other possible means of finding a home;Preview homes & review property listings to keep up to date on new inventoryCoordinate appointments to show homes to prospective buyers;Show clients homes, including transportation of clients to/from scheduled homes;Prepare contract documents once client is ready to make an offer: request pre-qualification letter and cost analysis from the lender, request any HOA information from the listing agent, complete Team pre-offer form, use Team approved language, and set buyers expectations;Attend home inspection with clients must actively engage during the process;Perform the final walk through with the buying client to ensure all items that have been negotiated in the Purchase and Sale Agreement and in the Inspection Contingency release have been fulfilled. Communicate with the Executive Assistant and lead agent on any issues arising from the final walk through.Help new construction buyer clients select finishes/selections, coordinate any builder meetings to help facilitate the selections, and attend all walk-throughs and builder meetings. Update the EA on the results of each meeting.Hold a minimum of one open house per month at a Team listing;Additional work activities may be added at any time in order to improve client satisfaction and overall transaction efficiency.
