Job Description

Summary
Supervises and coordinates the daily operations of assigned apartment communities, including, but not limited to, the general administration and management of property managers, general managers, senior property managers, and (indirectly) operations managers and other property associates. This position shares responsibility for maintaining the physical assets and the performance of assigned properties to achieve the highest possible net operating income, without compromising the quality of the property's appearance or level of service. Monitors regulatory compliance and company policies and procedures related to property management and ensures that all associates are familiar with and understand them.?
Essential Functions
Performs all aspects of associate management, in conjunction with Senior Residential Leadership and the Human Resources Department.
Ensures timely utilization of property management software to ensure accuracy in reporting, accounting, property management, and property operations.
Prepares variance reports and performs property audits. Manages expenses and income to maximize NOI and property value.
Reviews and approves expenditures for budgetary compliance.
Ensures, with site associates, the timely completion of capital or other improvements, within budgeted limits, and with the coordination of the Regional Engineer.
Supervises preparation of operating budgets and supporting schedules.
Visits each property at least monthly to examine, discuss, and resolve issues regarding curb appeal, marketing, maintenance, occupancy, accounting, associates, and/or other issues as necessary.
Maintains a working knowledge of company policies, applicable local, state, and Federal laws and regulations, affordable housing programs, and other applicable policies and procedures. Ensures compliance of property associates.
Develops and implements property marketing plans in conjunction with the Marketing Department.
Contacts
Internal contacts include Direct Associates, Senior Residential Leadership, Residential Marketing Department, Regional Engineer to advise, consult and counsel.

Financial Responsibility
Approves property level spending up to $5,000 per transaction. Recommends spending over $5,000.

Supervisory Responsibility
Provides ongoing work assignments for associates
Provides on-the-job training to associates; monitors progress
Schedules work hours for associates
Coaches associates for performance improvement
Conducts performance reviews for associates
Final decision maker when hiring and/or terminating associates
Education
Requires BA/BS with a focus in property management or related discipline, or equivalent work experience is required; preferred ARM or CPM designee or candidate. Valid driver s license required.
Experience
In addition to the education outlined above, 6-10 years of progressively responsible experience in property management
Other Skills
Working knowledge of fair housing laws, affordable housing programs, and proven property management performance.
Must possess good computer skills including Microsoft Office (Word, Excel, and Outlook); One-Site experience preferred.
Travel
Travel up to 50% of the time; could be as great as 75%.
