JOB SUMMARY: Overall management responsibility for performance and operation of properties and personnel in an assigned portfolio. Responsible for overall profitability, financial direction, coordination, and evaluation of the communities under his/her supervision. Portfolio size may range from 3-8 properties, depending on size and complexity, with 2-20 employee's per site. Hires, trains and develops personnel to meet occupancy, budget and profit standards for each property. ESSENTIAL FUNCTIONS: Personnel:Work with on-site managers to recruit, select and place qualified on-site management personnel.Provide leadership and direction for all on-site employees under his/her supervision, which includes but not limited to: effective employee relations, compliance with employment law; ongoing training and motivation for staff. Ensure regular coaching, counseling and performance evaluations for all staff members.Conduct training work sessions for managers and staff members to include assistant managers, leasing personnel and maintenance personnel to heighten their job skills and effectiveness in their respective positions. Financial:Recommend operating goals and strategies to maximize revenue, control expenses and achieve owner operating objectives. With the assistance of the community staff, prepare annual budgets for approval.Analyze monthly statements and variances for each property and report those variances as required.Analyze and administer rent matrix pricing weekly.Prepare/Review 30-60 day revenue outlooks for Regional Vice President and others as required.Analyze, approve, or disapprove expenditures where expense budgets would be exceeded. Business Plan:Communication, implementation and follow up of company/owner objectives for each property.Support site manager in negotiations with major vendors.Make routine inspections of properties to insure compliance with company policy and review property operations.Recommend maintenance and capital improvements for each property and continually act in a manner such as to maintain and enhance the value of the assets under his/her supervision.Make recommendations to senior management for changes in operating strategies when performance and/or market indicators dictate the need to make changes. Acquisitions/Investor Relations/Special Projects:Partner with colleagues in preparing for new acquisitions or new developments. Assist Monogram Residential in identifying areas of growth.Participate in pre-development and development meetings and work with Monogram Residential development construction teams on new Monogram Residential developments.Entertain and tour visitors, such as investors, partners, lenders or brokers.Participate in special assignments from time to time as directed by the Regional Vice President. Administration Management:Communicate appropriate information between portfolios and legal/risk management to avoid negative legal consequences.Act as liaison between upper management and site personnel.Ensure operational compliance with the management agreement. Fully documents, in written form, the relationship with the owners.Responsible for all necessary measures so that all properties operate in compliance with all local, state and federal laws including, but not limited to, Fair Housing.Ensure that the community is following all safety guidelines in respect to OSHA, EPA and Monogram Residential's Risk Management procedures. Marketing:Develop and recommend marketing programs to meet property performance objectives and ensure maximum cost effectiveness.Consult and guide on-site managers in adjusting rents in accordance to availability and based upon review or market conditions.Develop short and long term rental programs.Review market surveys and make pricing and operating adjustments according to conditions in the marketplace. Understand thoroughly the sub-markets of all communities under supervision.Assist in providing on-going training leasing personnel, i.e. and monthly sales and marketing seminars.Review quarterly shopping reports with the site personnel to ensure that quality, enthusiasm and motivation continues to be an acceptable standard.Responsible for implementing and monitoring marketing program so that Monogram Residential on-site marketing efforts are industry leaders and consistent with the Monogram Residential brand marketing concept.Ensure through training and reinforcement that Monogram Residential and its employees do not discriminate in housing in any manner whatsoever. Weekly travel regionally and nationally required. QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential job function satisfactorily. EDUCATION / EXPERIENCE:College degree in a related field and/or a minimum of 5 years supervisory property management experience COMMUNICATION / PRESENTATION SKILLS:Ability to read, analyze and interpret general business periodicals, professional journals, technical procedures or governmental regulations.Ability to prepare reports, business correspondence and procedure manuals.Ability to effectively present information and respond to questions from groups of managers, clients, customers and the general public. LEADERSHIP / STAFF DEVELOPMENT:Experience in managing a diverse workforce. Ability to manage conflict, provide strategic direction and drive business results by managing the performance of staff members. ANALYTICAL / MATHEMATICAL SKILLS:Ability to work with mathematical concepts such as probability and statistical inference.Ability to apply concepts such as fractions, percentages, ratios and proportions to practical situations.Ability to analyze basic operating statements and identify unusual operating trends, ratios and variances. CERTIFICATES, LICENSES, REGISTRATIONS:Certified Apartment Property Supervisor (CAPS or CPM) certification highly recommended for this position.
