JOB DESCRIPTIONSENIOR ACCOUNTANT -REAL ESTATE AND AFFORDABLE HOUSING
Responsible for the accounting work for buildings during the construction in process phase of development.
Prepare analysis of future and current developers fees earned or to be earned and any partners in a project.
Understand the structure of affordable housing company inter-relationships with related affordable housing entities Assist in the preparation of proposals for potential affordable housing projects, including proposals for additions and refinancing of existing properties.
Allocate various costs such as property and liability insurance to the associated affiliated affordable housing entities.
Periodically perform internal audits of managing agents work to help insure proper billing of tenants, billing for vacancies, not billing for tenant s who have vacated the individual building, etc.
Understand, analyze and forecast the cash flow of affordable housing entities including "Excess Cash waterfalls".
Review various federal and state tax filings for affordable housing entities prepared by external accountants for affordable housing entities. Maintain the due dates of tax filings to assure timely filing.
Understand closing documents and the entries that need to be recorded
Prepare regulatory reporting documents
Properly record grants and managing member contributions as either pass through, contribution income, capital contributions or other such proper accounts as needed.
Ensure that all general ledger postings including but not limited to cash disbursements, cash receipts and journal entries are properly posted on a timely basis to the general ledger of various entities using account numbers, classes and grant program codes.
Prepare and Review monthly reports such as monthly and quarterly profit and loss, Balance sheet, cash flow and other reports for accuracy of postings and completeness. Deliver such reports, as required to the Controller and/or CFO by pre-determined monthly deadlines.
