The Senior Analyst for Market Analysis will act as an internal consultant to various departments, as well as perform and create a variety of market and financial analyses including but not limited to, impact studies, market reviews, pro forma, NPVs, feasibility studies and management and franchise contract valuation. What will I be doing? With limited direct supervision, the Senior Analyst for Market Analysis will operate independently, perform work that is of a complex nature and have latitude for initial actions and initial decisions without review. The Team Member will need to competently manage demanding projects, demonstrate effective collaboration with other departments as well as senior management, and perform with a sense of urgency and discipline. The Senior Analyst for Market Analysis will develop and maintain solid industry relationships with key market stakeholders to develop a sound understanding of local, regional and national trends within the hotel industry in order to keep current on competitive brands' positions. Other key priorities are listed below: * Manage from start to finish impact reviews and analyses with respect to existing property(ies) stemming from proposed hotel * Typical impact analysis includes detailed interviews with applicant and all objecting parties; identifying rationale for pursuing proposed hotel; clearly understanding objector's concerns; probing internal data sources to uncover objective trends that support or refute concerns; identifying past performances of objecting hotel and its market to help determine probability of future performance; assessing relative advantages and disadvantages of the existing and the proposed hotel sites and respective facilities; evaluating all anecdotal and objective data information discussing with seasoned Market Analyst and arriving at reasoned conclusions based the foregoing steps * Determine the scope of and prepare write-ups summarizing conclusions regarding degree of impact and supporting reasons * Brief internal clients (Developers other interested parties) on methodology and findings as required * Prepare NPVs for applications submitted to Franchise Committee * Involve a combination of abbreviated steps used in Impact Analysis and pro forma preparations * Prepare pro forma analyses for existing and proposed * A typical pro forma analysis includes a site and hotel evaluation to assess its viability as a hotel: analysis of its environs, identifying hotel demand patterns, determining a competitive set for the proposed hotel; investigating market's potential new supply, estimating demand and pricing (ADR); benchmarking costs against comparable Hilton properties, competitive benchmarks, and industry standards * Pro forma analyses for existing hotels includes work for owned, joint venture, or Hilton Worldwide-managed properties * Research and respond to information requests from internal departments and management * Remain current and update on sophisticated financial, supply-demand, pro forma and impact models * Develop and maintain constructive and cooperative working relationships with other members of the Market Analysis and the Feasibility and Investment Analysis teams * Collaborate with the Vice President to establish specific goals and plans to prioritize, organize and accomplish project and department goals * Attend departmental meetings pertinent to work assignments and address topics of analysis * Must be capable of maintaining business-like demeanor and attitude in stressful situations, thus, representing the department and Hilton Worldwide with professionalism in various situations, including those involving external Hilton stakeholders * Embrace a team player role with other departments * Total discretion and confidentiality regarding sensitive information Hilton World Wide Inc. is acting as an Employment Agency in relation to this vacancy.
