The Sr. Maintenance Mechanic System Owner is a skilled craftsperson responsible for performing advanced installation, troubleshooting, maintenance, repair, testing, and documentation / logs of a wide variety of office utility and facility equipment used in manufacturing, utility plants, analytical labs, and office areas with a focus on utility (water / steam / gas systems, boilers, air compressors, vacuum, etc.) and HVAC (Exhaust fans, AHU, Cooling towers, chillers, etc.) equipment ownership and operation. Responsible for developing, writing and completing various quality systems and safety documentation such as Standard Operating Procedures (SOP), Change Control (CCMS), Non-Conformance (NC), Work Orders (WO), Job Plans (JP), Hazard Risk Assessments (HRA), Job Hazard Assessments (JHA), etc.
Responsible for all aspects of building, utility and production systems / equipment including but not limited to defining maintenance/calibration requirements and vendor support contracts, equipment spare part identification and needed stocking levels, task labor requirements and communication. All work must be completed in a safe (in accordance to HRA, JHA, etc.), timely manner according to planning and predefined schedules with minimal impact to production while complying with Good Manufacturing Practices (GMP), SOP, Code of Federal Regulations (CFR) and JLL client regulations.
Advanced knowledge of pneumatic, mechanical, and hydraulic fundamentals is required as well as advanced skills in the use of power and hand tools in the building trades such as carpentry, plumbing, and electrical. Reviews and technically approves maintenance reports, forms, plans and records. Develops, revises, and reviews equipment, maintenance or other related procedures. Facilitate meetings with clients as needed. Must be able to interpret and revise loops sheets, electrical schematics, P&ID's, I / O wiring and panel drawings.
Candidate must constructively interact with peers and clients in manufacturing, maintenance, utility plants, analytical labs and contracted services. May perform general labor duties as needed and may be required to work in awkward locations. May participate in On-Call rotation for after-hours facility and manufacturing support as well as the need to work outside of established shift hours upon short notice. Will provide training for staff, clients and projects. Will provide audit support. Effective oral and written communication skills are essential. Must possess a high mathematical understanding, excellent reading skills along with intermediate to advanced computer and typing skills.
Identify the maintenance objectives of the facility and incorporate those objectives into a documented plan that includes preventive, predictive and reactive maintenance procedures.
Identify safety hazards within the building and incorporate the remediation of such hazards to ensure that the building s staff and occupants work in a safe environment.
Maintain all infrastructure and compliance documentation for the building including up-to-date building drawings as well as documentation mandated for the purpose of maintaining regulatory compliance with Federal, State or Local law.
Responsible for overseeing the activities of contractors working within the building.
Responsible for keeping records of buildings rounds and readings, all engineering logs and engineering data sheets.
This position requires the individual to frequently work at heights, work in changing environmental temperature extremes, lift move and / or carry heavy (up to 70 pounds) objects and to do all of these duties in a safe manner. The individual is responsible for site safety, including the issuance, inventory and compliance control of Personal Protective Equipment, consistent with OSHA regulations and Jones Lang LaSalle Team Safety Policies.
Required Knowledge, Skills and Abilities (KSA):
Knowledge of OSHA standards and local codes.
Team player, hard worker, good interpersonal skills, ability to communicate well in both oral and written reports.
Good verbal and written communications skills are required.
Able to provide information in the response to CAPA s.
Knowledgeable of working within a GMP environment.
Familiar with computer equipment and programs.
Capable of operating BMS and work order systems.
Skilled and physically able to operate electric hand tools, work on a ladder, carry tools, lift and carry heavy loads, operate required equipment, and operate a motor vehicle.
Able to work in close places such as closets, crawl spaces, attics, vaults, etc.
Able to work on roofs of buildings.
Completion of written documentation is required.
Subject to call 24 hours per day and required to work in all weather conditions.
No direct reports.
The working environment is a pharmaceutical manufacturing and office location.
Minimum Required Education
High school diploma or state equivalent required.
Two years of related trade schooling or equivalent.
Universal HVAC certification required.
Experience Minimum five years experience working with mechanical systems.
Boiler License is a plus.
Experience with working within a GMP environment.
