Job Description
THE CHALLENGE

* Handle full project management responsibility including management of multiple client relocation and FF&E installation projects at varying levels of complexity

* Assist with proposal development and pricing

* Create move management project schedules and budgets, project and staffing plan

* Acts as primary customer interface

* Provide leadership to project personnel

* Establish and maintain overall quality and integrity of work product


ESSENTIAL FUNCTIONS

* Manage, direct and carry out all aspects of the scope of work including in-field decision making

* Analytical and multi-level functioning skills, capable of determining and managing priorities in project planning and implementation

* Prepare preliminary project budgets

* Review key correspondence and significant JLL team s work products and client deliverables such as drawings, meeting agendas, minutes and action items, project schedules, etc. to make certain that quality standards are maintained

* Lead meetings with clients and relevant vendors

* Manage project team activities; track project hours and costs while managing client expectations and scope with regard to project fees

* Anticipate client project needs and collaborate on solutions

* Establish and maintain overall quality and integrity of work product based on JLL standards

* Manage on-site client relationship

* Conduct detailed planning to ensure project goals and objectives are well defined and executable

* Lead decision making processes to develop efficient and creative solutions to meet client requirements

* Manage project staff and cross functional teams to meet project budgets, schedules and other established business metrics

* Anticipate upcoming project needs and request appropriate staffing

* Plan and delegate work and make recommendations regarding training and development of project personnel

* Provide necessary project close-out and coordinate transition with client

* Develop or manage the development of various scopes of work and/or RFP s for any subcontractors, and/or specialty vendors under the project team s supervision

* Pre-qualify subcontractors and/or various specialty vendors; manage bid conferences; evaluate various proposals; manage contract negotiations and formulate recommendations for the selection of best qualified vendors and/or subcontractors

* Participate in project related activities, as required and appropriate including any and all aspects of project work

* Participates in select BD meetings and bidding meetings and surveys

* Assist with proposal development and pricing

* Write and edit assigned proposal sections

* Define project staffing and estimate proposal pricing as it relates to the duration, in man hours, of tasks involved

* Participate in project proposal interviews as presenter , addressing all aspects of the day-to-day project deliverables


ADMINISTRATIVE

* Identify and pursue marketing opportunities for existing and potential clients

* Maintain good vendor and supplier relations

* Understand and implement industry or JLL Best Practices

* Coordinate with Account Director for on-boarding of project personnel

* Assist and validate current project plan in Salesforce

* Provide in-field development of JLL staff

* Provide input into employee review process

* Assume additional responsibilities as assigned


EDUCATION AND EXPERIENCE

* Bachelor s degree in Facilities Management, Project Management, Architecture, Interior Design or related field, or relevant combination of education, professional certifications, experience and/or technical background in project management

* 8+ years of progressive relevant relocation project management experience

* Experience w/relocation implementation and move vendor supervision

* Furniture procurement experience

* Experience w/furniture installation supervision and punch lists

* Experience w/all aspects of IT equipment and specialty equipment relocations


KNOWLEDGE, SKILLS, AND ABILITIES

* Strong communication skills both verbally and in writing

* Strong interpersonal skills, able to work as part of a team in a fast-paced, challenging work environment and be responsive to others

* Strong negotiation and leadership skills

* Must be organized, detail-oriented, and able to follow-through on assigned tasks

* Proficient in MS Office, Microsoft Project; AutoCAD a plus

* Knowledge of computer aided facilities management systems a plus

* Ability to handle stressful situations with equanimity a must

* Demonstrated ability to build positive relationships with internal and external clients

* Must have work schedule flexibility and be able to work non-traditional work hours


TECHNICAL SKILLS

* Experience w/Project Scheduling in work breakdown structure and Gannt Charts

* Knowledge of furniture componentry

* Understanding of systems furniture and casegoods layouts

* Furniture procurement evaluations and strategies

* Ability to oversee implementation of existing furniture re-use
