Bachelor's Degree in Business Administration, Finance, Accounting, or related field. Four (4) years of additional experience beyond that required may be used in lieu of the degree requirement
Seven (7) years of experience underwriting residential mortgage applications based on secondary market agency guidelines. Experience underwriting all applicable loan types, including FHA, VA, Fannie Mae, Freddie Mac, USDA, and State Housing Bond programs with all FHA and VA designations
Required Knowledge, Skills, & Abilities:
- Excellent knowledge of basic lending and underwriting policies and procedures, including guidelines issued by FNMA, FHLMC, FHA, VA, USDA, State Housing Bond programs, and mortgage insurance companies
- Knowledge of all federal and state regulations regarding lending and related departments
- Knowledge of current lending rates on various loan options
- Exceptional analytical skills and the ability to think critically
- Good mathematical skills and the ability to accurately evaluate financial information and valuations
- Assessment skills and the ability to review information in complete detail
- Good communication skills and the ability to effectively communicate verbally and in writing
Additional Job information:
Reviews residential loan files and determine the accuracy and acceptability of credit, income, assets, and collateral. Ensures that the overall loan documentation is complete and meets all underwriting requirements.
Job Duties & Responsibilities:
Receives loan files originated by the financial institution and review files for all necessary forms and information according to FNMA (Federal National Mortgage Association) and FHLMC (Federal Home Loan Mortgage Corporation), FHA (Federal Housing Administration), VA (Veteran's Administration), USDA (United States Department of Agriculture), mortgage insurance companies, and private investor underwriting guidelines.
Utilizes an Automated Underwriting System (AUS) and/or pre-determined guidelines to underwrite mortgage loan files; analyzes, reviews, and compares data against AUS decisions and pre-determined guidelines; confirms or overrides AUS decision based on available information.
Provides justification, and documents explanations and extenuating circumstances resulting in override decisions.
Complies with all established policies and guidelines governing the review, analysis, and processing of mortgage loan files.
Confers with loan officer and/or loan processor to aid in resolving mortgage application problems.
Communicates with mortgage loan officer, loan processor, and/or the customer to resolve questions and underwrite files properly.
Stays informed of current underwriting practices and may assist in updating the financial institution's underwriting policies; stays abreast of current underwriting guidelines for agencies, investor and mortgage insurance guidelines.
Reviews appraisals, staying informed of current agency requirements for ULDD and market trends. Utilizes industry tools to assist in the analysis of appraisal reports.
Each team member is expected to be aware of risk within their functional area. This includes observing all policies, procedures, laws, regulations and risk limits specific to their role. Additionally, they should raise and report known or suspected violations to the appropriate Company authority in a timely fashion.
