The Project Manager (PM) is responsible for providing direction and leadership to the Evergreen Installation and Maintenance team members assigned to PM's jobs. This positon interfaces with engineering, vendors, primary and sub-contractors, General construction companies, and other project & program management resources. The PM will oversee a variety of projects in occupied and unoccupied spaces at a variety of military bases and commercial accounts across assigned geographic regions. Projects range in size from small facility inspections, maintenance, and repairs to full building and base-wide upgrades, and full scale design/build projects. The PM reports to their designated Senior Project Management. The position is based in and works in assigned office space in Tacoma, WA and will be assigned jobs based on the needs of the Company that will be spread across the United States and at times the globe.



This position is responsible for fulfilling customer contract requirements in a timely manner while maximizing revenue and profit across territory. This entails effectively and efficiently managing cost to meet or come under the budgeted expense for labor, equipment, and materials. In addition, the PM will ensure that he/she and their team and any assigned sub-contractors or vendors, comply with Evergreen and customer specific policy and procedures, and ensure high quality service delivery.



This position works with other Program Managers, Engineers, Estimators, Company Owners and key personnel to maintain and drive improvements, lead client and team initiatives, and develop best practices for their area of responsibility. The ideal candidate is a highly skilled Project Manager who excels at task planning, time & project management, project negotiation and sequencing, and is detail oriented. In addition, the candidate should thrive in a fast paced environment and takes pride in their above average ability to deliver projects on time under tight timelines. The PM also should have a background or strong desired to learn about and become an expert in the fire and security industry. The PM should have excellent communication and problem solving skills. Experience developing and managing large programs is desired.



Job Duties and Functions:





*

Responsible for the planning and execution of multiple parallel projects.



*

Manage all facets of projects including prepares complex request for proposals, completes bid and bid analysis, budgeting, contract negotiations, procurement, scheduling, quality control, risk management, continuous improvement, safety, project planning, design, construction, installation, upgrades, maintenance, service, and repairs.



*

Review, interpret, and deliver on contract requirements and scope of work.



*

Prepare scope of work, project delivery resource requirements, cost estimate & budget, cash flow, work plan schedule & milestones, quality control, and risk identification.



*

Assess change requests to determine impacts to scope, budget, schedule, quality and risk.



*

Implement change management routines to assess change requests, make recommendations, secure client approvals, and issue change orders.



*

Lead team and provides project guidance and direction to achieve project goals.



*

Implement communication plan for meetings and written reports/meeting minutes to keep client and project resources informed. Facilitates project meetings.



*

Drive effective teamwork, communication, and oversight on all phases of the project.



*

Serve as Company's main point-of-contact with respect to their projects.



*

Develop strong relationships and regularly collaborates with key stakeholders including fellow employees, Company Owners, clients, vendors, prime contractors, sub-contractors, Joint Venture partners, and key personal across military bases and commercial locations.



*

Demonstrate ability to identify complex project risks, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks.



*

Develop and present business presentations as necessary.



*

Responsible for ensuring all project documentation is accurately maintained, generated in a timely manner, and governance aligned with company and client requirements.



*

Utilize knowledge bases and technology platforms which support the team.



*

Develop and generate reports containing operating and financial metrics for program and projects.



*

Track and document progress of projects against goals, objectives, budgets, and approved timelines.



*

Report on project status and variances and creates action plans to address issues.



*

Work collaboratively with other Program Managers and departments within the organization.



*

Draw upon the analysis of others and makes recommendations that have a direct impact on the company.



*

Utilize Microsoft Project and ERP tools to establish, monitor, and report on schedule, percentage of completion, and financials for project.



*

Other duties as assigned.







Supervisory Responsibilities:





*

Supervise assigned technical staff, administrative professionals, site managers, and other labor as assigned.



*

Formally coach, supervise, and motivate subordinate managers and staff.







* Directly or indirectly responsible for hiring, terminating, compensation, and performance evaluation for direct reports and ensuring the same occurs across overall work group.





*

Review and approve subordinate's recommendations for staff requisitions, selection, promotion, advancement, corrective action and termination.



*

Manage 3rd party project delivery team when applicable.



*

Responsible for identifying training needs, tracking performance, coaching, and motivating team members.



*

Ensure staff are provided training time required to maintain or gather additional certifications and experience.



*

Lead by example and models behaviors that are consistent with the company's values.

Experience and Skills:

Qualifications:





*

Strong collaboration and leadership skills;



*

Proven ability to read, understand, red line, implement and apply standards to complex documents affecting installation and maintenance projects, including but not limited to: agreements/contracts, leases, work letters, project charters, blue prints, CAD, site diagrams, surveys and drawings.



*

Knowledgeable of project management within the context of business results.

In depth knowledge of mechanical and electrical systems is desirable;





Education & Certifications:





*

B.S in Engineering, Architecture, Construction Management or equivalent or additional 3 years of experience managing projects;
