Job Title: Maintenance Tec III
In a safe, efficient and professional manner the Facilities HVAC Maintenance Technician III will support the Maintenance Manager in the preventative, corrective, and general maintenance for the Client. Other duties include, but not limited to, daily assessments of systems, maintain a clean working environment, and other various duties as assigned by the Maintenance Manager or Account Manager, while adhering to all safety and health standards. The Facilities HVAC Maintenance Technician III will be responsible for performing HVAC and electrical installation, repair, operations and maintenance of equipment and controls located throughout buildings. Plumbing installation, repair, maintenance of piping, associated equipment and components located in the interior and exterior of building(s). Installation, repair, and maintenance of mechanical/electrical operating equipment and machinery. Conducting routine and on-going assessments of the building system operations. Performing tests, rounds and analysis of data to assure the proper functioning of departmental equipment. Monitoring operation of the mechanical, electrical and other operating equipment. Responsible for performing work according to manufacturing standards and following the change process of qualified core equipment and components.
Essential Duties and Responsibilities:
Resolves client customer work order requests on computer based work order system.
Performs monthly, quarterly, semi-annual, and annual Preventive Maintenance on both critical and none critical mechanical, plumbing and electrical equipment.
Performs on demand maintenance, and minor to medium repairs on both critical and none critical mechanical, plumbing and electrical equipment.
Operates and monitors building controls, critical and non-critical building systems, and associated equipment.
Performs equipment and building rounds & readings, and is responsible for identifying, mitigating, and reporting building system & equipment malfunctions.
Performs manual labor tasks such as loading, unloading, lifting and moving materials.
Performs administrative task such as parts ordering, PO# creation, vendor management, attend job meetings/project meetings, etc.
Complies with EMCOR, client, and local policies & processes, and follows all good work safety practices.
(HS Diploma, Under/Graduate Degree, etc.)  At least 2 years of applicable trade school or college and certificate/degree.
 High school diploma or equivalent
 Must be 18 years of age
(prior years work/related experience)  Five years previous experience with facility maintenance
Licenses/Certifications * Valid state drivers license with clean MV record.
* Universal CFC certification.
* Any other trade certificate
Language Skills Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to speak, read, and writes routine reports and correspondence.
Technical Qualifications & Skills Familiar with and easily able to read and interpret diagrams, drawings and manuals of craft trades. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
Ability to calculate figures and amounts. Familiar with building automation and energy management systems. Knowledge of Microsoft Office.

The physical demands and work environment described here are representative of those that must be met by a Maintenance Manager to successfully perform the essential functions of this job. While performing the duties of this job, the Maintenance Technician III is regularly required to stand at eight hour intervals with occasional scheduled breaks, walk, stoop, kneel, crouch and crawl. Use of hands and arms to lift, reach, push, pull, handle and feel. Maintenance Technician III frequently climbs stairs and ladders. The individual must regularly lift and/or move up to 70 pounds, at higher than chest level and be able to tolerate adverse rooftop working conditions due to climate and tolerate extreme temperature changes.
