Global Real Estate Strategist / Project Manager

Your Role

The Global Real Estate Strategist / PM role exists to ensure that our Gensler team members have space to grow and serve our customers wherever they sit in any of our 46 offices around the world. You will work with our local teams to build out and oversee a global portfolio of offices to make sure that all our teams around the world have the space and resources they need to build a better world through the power of design.

As a Global Real Estate Strategist / PM, you will help to facilitate all global real estate transactions. You will build out and drive forward our short and long term growth initiatives, from planning our future real estate portfolio footprint around the world to rolling up your sleeves to help get a cable operator access to a building despite an uncooperative landlord so we can meet our target move in date.

What You Will Do

*

Build out and own real estate portfolios for multiple domestic and international offices including the identification of new space, optimal utilization of our existing portfolio, and the management of space we no longer need.
*

Partner with Regional/Office Leaders to develop cost effective real estate solutions in alignment with the needs of the business including parameters for location, length of lease term, financial commitment, exit strategies, tenant improvement expenditures and operating expense budgets.
*

Act as central point of control and management for real estate and office renovation construction transactions.
*

Develop strategies for the management of the financial impact of real estate to minimize real estate expenses and enhance optimization of operating expenses vs square feet of facilities occupied.
*

Work with FW Finance team and ROO s to develop financial proformas for move/stay options and make recommendations to senior management team accordingly.
*

Facilities Construction Management - Assist local teams in hiring, negotiating pricing and managing contractors and other key stakeholders related to office build-outs.
*

Work with local offices to manage all costs related to office moves, renovations and dilapidation (reinstatement).
*

Manage real estate transactions form end-to-end including strategy development, project planning, team assembly, overseeing market surveys and tours, coordinating site visits, alternative comparison, developing the negotiating strategy, leading negotiations, document review, approval preparation, signing and close out reporting.
*

Manage brokers, coordinate financial analyses, partner with legal resources and guide documents through approval process.
*

Negotiate real estate legal agreements with assistance from real estate service providers, Legal Counsel and Finance Managers.
*

Partner with Legal team on corporate lease maintenance / administration.
*

As needed, assist local offices in resolving major occupancy issues with landlord.
*

Review annual lease and operating expense adjustments for conformance with lease provisions.
*

Oversee / manage critical dates on leased properties and kick off all projects within 18-20 months of any critical date.
*

Identify opportunistic lease extensions, renewals and terminations for review with COO, Regional and Office Leadership.

Your Qualifications

*

Bachelor s degree in Business Management, Real Estate or related discipline required, masters/MBA desired
*

8+ years of experience in a role that requires rigorous business and financial analysis, or strategic transaction execution in commercial real estate / leasing related activities
*

Project management experience a big plus
*

Exceptional communication and stakeholder management skills
*

Excellent negotiation skills
*

Strong interpersonal, organizational and analytical skills, combined with a sense of urgency and excellent attention to detail
*

Strong people leadership and change management skills required
*

Ability to travel up to 25% of the time (this will ebb and flow)
