REQUIREMENTS:
Minimum seven (7) years commercial experience within the general contracting field as a project superintendent (ground up and / or TI preferred). T.I. experience is a MUST. High-end retail preferred. An impeccable track record on complex projects, varying in size and scope. Hands on construction experience and trade knowledge including the ability to read and comprehend blueprints at expert level and estimate both jobs and plans. Knowledge of general building codes and the building permit process. Conduct and document safety meetings and / or inspections with the ability to understand and adhere to strict guidelines in respect to prevention and documentation (OSHA). Document control including preparation, timely submission of RFI's, RFC's, submittals, Field Directives, Daily Activity Logs, etc. Ability to organize / prioritize work and prepare reports. Excellent verbal and written communication skills. Proven track record of meeting and / or beating schedules. Ability to interface effectively and collaborate with customers, peers, contractors, regulatory agencies and all levels of management. Accurately schedule materials, equipment and subs including forecasting. Excellent written and verbal skills. Proficiency with MS Office Applications and Project. JOB DESCRIPTION:
Responsible for the day-to-day operations of the project, including scheduling of needed material, tools, equipment, safety accessories, subcontractors and field personnel relative to the specific construction phase. The Project Superintendent is responsible for implementation of contract documents and achievement of quality, schedule, safety, and budget requirements. Communicate daily and weekly with the Project Manager in order to keep the manager apprised of progress of project and associated issues or problems that may affect progress. Review contract documents and assists the Project Manager in preparing the construction schedule. Prepare three-week forecasting schedule; weekly for Project Manager, subcontractors and suppliers. Coordinate and administer weekly safety meeting with subcontractors, suppliers and field personnel. Monitor daily costs and make adjustments as needed. Continually review contract documents for coordination issues prior to delivery of every product to site for installation. Identify items to be submitted as RFI to the Architect/Engineer or Owner prior to avoid problem development on the project. Inspect the project daily for quality, production and safety. Identify items for improvement; implement changes by coordinating with appropriate individuals with respective subcontractor or supplier. Review and ensure deliveries/invoices are timely and accurate. Identify and communicate critical path items to the Project Manager in order to determine priorities to maintain schedule. Ensure quality standards and all construction related work is completed in a manner consistent with The Bergman Companies expectations of performance, workmanship and quality. Communicate with local authorities on local interests as required. Coordinate and administer weekly project meetings with Project Manager, subcontractors, suppliers and field personnel. Ensure all certificates and final inspections have been obtained prior to project close out. Create punch list for subcontractors and suppliers, review and complete. QUALIFICATIONS:
Possess strong verbal and written communication skills with all levels of employees, management and outside parties such as owners, Architects, Engineers, subcontractors, suppliers and coworkers.
