Real Estate, Surplus Analyst Job Description: SummaryThe primary purpose of this position is to analyze and provide appropriate and accurate data to track and dispose of surplus property in the Real Estate portfolio. Frequent independent judgements are essential. The incumbent is required to perform all tasks in a safe manner consistent with corporate policies and state and federal laws.EssentialDutiesand ResponsibilitiesThe associate is responsible for the functions below, in addition to other duties as assigned:Maintain the Surplus Property database by making daily changes to its data based on information provided by other departments in the company; maintain a current listing of all surplus property locations by researching additions, changes, and deletions made to information in the database.Assign brokers to properties; generate broker listing agreements; monitor broker activity; calculate and pay the Real Estate broker commissions.Assist Senior Manager with department activity; process surplus disposition deal by reviewing all the information for accuracy, attaching the appropriate documents and, after approval, distributing deals to the appropriate departments and associates. Obtain market rent; negotiate deals as assigned by Senior Manager; produce deal analysis and deal memo for review by Senior Manager.Research Prime Lease expirations, options, ancillary costs, lease provisions, and legal and environmental issues to maintain the correct lease information in the database so surplus spaces can be leased, sold, or terminated appropriately; initiate the appropriate actions regarding Prime Lease/surplus information and deals with various departments within the company.Complete special and other projects and perform other duties as assigned.Field calls coming into the General Surplus line (currently the only number listed for Real Estate on the Corporate Intranet); field emails coming into the Surplus Inquiry email address (surplus@riteaid.com); provide property information and surplus listings as requested.Assign numbers to surplus spaces, calculate the cost allocation, and adjust the appropriate numbers in Real Estate Manager (REM).Analyze data and produce monthly/quarterly/annual Real Estate Administration reports on department activity.Determine key locations in vacant spaces to control access to them; issue key instruction letters to store managers; determine which spaces should be master keyed and instruct Facilities Maintenance to perform the work; ensure brokers have been given master keys for their locations.
